Job summary

Assemble is seeking a Development Project Manager to deliver across its New Zealand industrial portfolio in Auckland. You will run end-to-end projects from brief through to practical completion, including capex and refurbishment on tenanted assets, with real ownership and minimal sign-offs.

Reporting to the head of New Zealand operations, you will appoint and manage consultants, set procurement strategy, manage NZS3910 contracts, and own cost plans, forecasts and monthly reporting while ensuring

Qualifications

• Around 8+ years in project management with solid industrial or large-format commercial delivery behind you.
• A track record of delivering without a support structure around you: your own jobs, your own consultants, your own programme.
• Client side already, or ready to step across from a PM consultancy where you have been the lead on projects.
• Strong on NZS3910, procurement and cost control.
• A relevant qualification: construction management, engineering, quantity surveying or similar.
• The confidence to provide commercial advice, challenge, and solve issues in a collaborative nature.

Responsibilities

• Running new build industrial projects end to end: brief, consent, procurement, construction, handover
• Delivering capex and refurbishment work across the existing portfolio, including live, occupied assets
• Procuring and managing the full consultant team (design, engineering, QS, planning) and holding them to account
• Tendering and administering NZS3910 contracts; managing head contractors on programme and budget
• Owning cost plans, forecasts, cashflow and monthly reporting back to the business
• Driving design through consent, including council and regulatory approvals
• Risk, health and safety, and statutory obligations across the project team
• Occasional travel within New Zealand for projects outside Auckland

Development Project Manager | Industrial | Auckland

A privately held property investor and developer is hiring a Development Project Manager to run delivery across its New Zealand industrial portfolio.

The business owns industrial assets and holds them long term, so the work spans both sides of the fence: new build projects from brief through to practical completion, and capex and refurbishment programmes on existing assets that are already tenanted and generating income. The pipeline is funded and the projects are live, not conceptual.

The New Zealand team is deliberately small. You would be the person on the ground for delivery, reporting to the head of the New Zealand business, with real latitude: appointing your own consultant team, setting procurement strategy, and making decisions without three layers of sign-off. Nobody is going to check your programme updates line by line. That suits someone who wants ownership and doesn't need managing.

There is also a genuine path into the front end. Once you are established, there is scope to get across feasibility, acquisition support and earlier-stage development work, so this isn't a pure delivery seat forever.
