Job summary

Young Top Construction Ltd in Auckland seeks an experienced Construction Project Manager to oversee residential and commercial projects from inception to completion. You will lead multidisciplinary teams, manage budgets, and ensure compliance with NZ building codes and safety standards.

This senior role requires strong leadership, clear communication, and the ability to drive urgent, high-quality delivery while coordinating with clients, authorities, and stakeholders.

Qualifications

  • Bachelor's degree or higher in CM/Engineering/Architecture/QS
  • Minimum 3 years' proven PM experience in NZ (if no degree)
  • Strong knowledge of NZ building regs and safety legislation
  • Exceptional leadership, communication and negotiation skills
  • Solid budget management and cost-control software experience
  • Proficiency with PM tools (MS Project, Procore, Aconex)
  • Certifications (LBP, PMP) are highly regarded

Responsibilities

  • Lead residential and commercial project lifecycles from feasibility to handover
  • Coordinate consultants, architects, engineers, main contractors and subs
  • Prepare and monitor budgets, cash flow and cost control measures
  • Ensure compliance with NZ Building Code and Health and Safety at Work Act
  • Communicate with clients, authorities and stakeholders with regular updates
  • Manage risks, resolve site issues to protect schedules and outcomes

About the Role:

We are seeking an experienced and results-driven Construction Project Manager to oversee and manage our construction projects from inception to completion. In this pivotal role, you will be responsible for the overall planning, coordination, budget control, and execution of residential and commercial construction projects. You will lead project teams, manage contractors and subcontractors, ensure compliance with New Zealand building regulations and health and safety standards, and deliver projects on time, within scope, and to the highest quality standards. This is a senior role for a strategic leader who can drive operational excellence and contribute to the continued growth of our company.

Key Responsibilities:
1. Project Planning & Execution

1.1 Lead the entire project lifecycle for residential and commercial developments, from initial feasibility and design coordination through to construction, commissioning, and final handover.

1.2 Develop comprehensive project plans, schedules, budgets, and risk management strategies in alignment with company objectives.

2. Lead, manage, and coordinate project teams, including consultants, architects, engineers, main contractors, and subcontractors.

2.2 Ensure all parties adhere to contractual obligations, company standards, and project timelines.

3. Prepare, manage, and monitor detailed project budgets and cash flow forecasts.

3.2 Implement robust cost control measures, track variations, and provide regular financial reporting to senior management.

4. Quality, Safety & Compliance

4.1 Ensure all construction activities strictly comply with the New Zealand Building Code, Health and Safety at Work Act 2015, and all relevant local council regulations.

4.2 Implement and enforce quality assurance and site safety plans, conducting regular inspections to uphold our commitment to exemplary standards.

5. Stakeholder Communication & Reporting

5.1 Act as the primary point of contact for all project stakeholders, including clients, investors, local authorities, and community representatives.

5.2 Provide clear, regular progress reports to senior management and stakeholders, highlighting achievements, risks, and mitigation strategies.

6. Proactively identify, assess, and mitigate project risks. Resolve site issues and conflicts promptly to minimise impact on project delivery.

6.2 Maintain a risk register and develop contingency plans to address potential delays, cost overruns, and resource constraints.

7. Sustainability & Innovation

7.1 Champion sustainable building practices and explore innovative construction methodologies to enhance project efficiency, environmental performance, and value.

7.2 Research and recommend new materials, technologies, and processes that improve project outcomes and align with industry best practices.

Qualifications & Experience:

1. A Bachelor's degree or higher in Construction Management, Engineering, Architecture, Quantity Surveying, or a related field.

2. If the above qualification is not met, a minimum of 3years of proven experience as a Construction Project Manager, with a strong track record in successfully delivering residential and/or commercial projects in New Zealand.

3. In-depth knowledge of building regulations, consent processes, and health and safety legislation.

4. Exceptional leadership, communication, and negotiation skills.

5. Strong financial acumen with experience in budget management and cost control software.

6. Proficiency in project management software (e.g., MS Project, Procore, Aconex).

7. Relevant industry certifications (e.g., LBP, PMP) are highly regarded.
