Job summary

Kerjaya Prospek Property Berhad is seeking a detail-oriented inspector to perform PDI and VP readiness checks for residential units in Selangor. You will verify finishes, M&E services, doors, windows, and accessories, then coordinate with contractors to rectify defects and ensure timely handover.

The role requires a diploma/degree in Building, Construction Management, Architecture, or related fields and strong communication skills.

Qualifications

Diploma or Degree in Building, Construction Management, Property Management, Architecture, Interior Design, Engineering, or related field.
Fresh graduates encouraged; experience in property development, VP, customer service, or defect management is a plus.
Strong communication and coordination abilities; capacity to work independently and manage multiple tasks.
Detail-oriented and customer-focused with proficiency in Microsoft Office.

Responsibilities

In-process inspections to verify VP readiness, including quality checks on architectural finishes, M&E, fixtures, and fittings.
Coordinate with contractors/consultants to rectify defects and ensure timely completion.
Prepare VP kits, schedule VP appointments, and ensure units are clean and ready for handover.
Carry out final inspections during VP, test equipment, and manage defect rectification timelines.
Maintain comprehensive VP records, progress updates, and handover documentation.

Job description

Conduct PDI to ensure units meet the required quality standards before Vacant Possession (VP).
Inspect architectural finishes, M&E services, sanitary ware, doors, windows, ironmongery, cabinetry, built-in furniture, appliances, and all unit accessories.
Identify, record, and report defects or outstanding works in the inspection checklist provided by company.
Coordinate with contractors and consultants to rectify identified defects and ensure timely completion.
Verify rectified works and confirm units are ready for handover.
Maintain accurate PDI reports, inspection records, photos, and progress updates.

Pre-Vacant Possession (VP)

Prepare and compile VP kits, including access cards, keys, remote controls, user manuals, warranty documents, and product information.
Coordinate with the Sales Administration team on VP appointment schedules.
Ensure all units are completed, cleaned, and ready prior to purchaser handover.
Coordinate with contractors to rectify outstanding issues before VP.
Conduct unit inspections to verify inventory, fixtures, fittings, and equipment functionality.
Monitor and update VP readiness status.

During Vacant Possession (VP)

Carry out final inspections before purchaser arrival, including testing air-conditioning, lighting, water heaters, hood & hob, digital locksets, cabinets, wardrobes, windows, and sliding doors.
Coordinate immediate touch-up works or cleaning with contractors when necessary.
Assist purchasers during the VP process and provide explanations on unit handover procedures.
Ensure all furniture and appliances remain protected until defect rectification is completed.
Coordinate and monitor defect rectification works with contractors.
Track defect completion within the stipulated timeline and update purchasers on progress.
Arrange key collection and handover upon completion of defect rectification.
Schedule appointments with purchasers for furniture and appliance unwrapping after all defects have been completed.
Maintain accurate records of VP status, defect reports, progress updates, and completion reports.

Job Requirements

Diploma or Degree in Building, Construction Management, Property Management, Architecture, Interior Design, Engineering, or related field.
Fresh graduates are encouraged to apply. Candidates with experience in property development, VP, customer service, or defect management will have an added advantage.
Good communication and coordination skills.
Able to work independently and manage multiple tasks.
Detail-oriented, responsible, and customer-focused.
Proficient in Microsoft Office (Excel, Word, PowerPoint).
Possess own transport and willing to travel to project sites when required.
