Job summary

City Properties Sdn Bhd in Kuala Lumpur is seeking a diligent Building Maintenance Officer to oversee daily M&E operations. The role involves routine checks, fault rectification, and coordinating maintenance for building systems to ensure safe and efficient operations.

Responsibilities include attending to tenant complaints, light fitting replacements, and regular inspection of M&E equipment. The position requires hands-on maintenance work and adherence to schedules for AHU and lighting systems.

Responsibilities

• Daily routine check on all M&E operations of the building.
• Rectify breakdowns across M&E, air-conditioning, lighting, lifts and escalators.
• Attend to and resolve tenants' complaints.
• Organise and replace all light fittings.
• Repair and maintain all aspects of building maintenance.
• Operate and ensure M&E equipment and spare parts are in good condition.
• Perform weekly cleaning of the M&E rooms.
• Insulate lighting to areas without tenants.
• Regular check and operation of equipment.
• Ensure all common lighting are in good condition.
• Ensure plumbing works are repaired and in good condition.
• Troubleshoot operational problems.
• Monitor and record daily energy consumption.
• Record any works carried out for tenants.
• Record servicing works carried out for all M&E works.
• Record all events and utilities readings.
• Protect all M&E equipment.
• Ensure AHU and lights are turned on/off according to schedule.
• Perform all other work as assigned.

• To ensure that all breakdowns such as M&E, air-conditioning, lightings, lifts & escalators are rectified.

• To repair and maintain all aspect of maintenance of the the building
• To operate and ensure that all M&E equipment & spare parts are in good condition.
