The Assistant Manager, Maintenance is responsible for supporting the Senior Manager in managing the shopping mall's operations, maintenance, building services, and M&E systems. The role ensures that all maintenance activities are carried out effectively, preventive maintenance programs are implemented, service contractors perform according to required standards, and all company policies, including Incident & Injury Free (IIF) and Sustainability initiatives, are fully complied with.
Key responsibilitiesSupervise and monitor the overall operations & Utilities of the shopping centre and provide regular reports to Management
Ensure the efficient operation and maintenance of all building services, M&E systems, Plumbing and common facilities
Oversee preventive and corrective maintenance programmes to ensure optimal performance of all facilities and equipment
Assist in the planning and execution of small-scale upgrading, renovation, and improvement works for both the shopping centre and tenant premises
Oversee and manage building services operations including Housekeeping, Waste Management, Landscape and pest control
Implement and enforce company policies, including Incident & Injury Free (IIF) and Sustainability initiatives
Ensure compliance with all applicable statutory requirements, local authority regulations, and safety standards
Manage service contracts and monitor contractor performance to ensure service levels are achieved
Monitor operational expenditure (OPEX) and (CAPEX) under the department's responsibility and ensure spending remains within approved budgets
Lead, coach, and develop the Engineering and Housekeeping teams to enhance performance and operational efficiency
About youBachelor's Degree in Electrical Engineering, Mechanical Engineering, Building Surveying, Estate Management, or Building Science
Minimum 5 to 8 years of relevant experience in shopping mall, commercial property, or large-scale facility management
Experience in managing building operations, facilities maintenance, and service contractors
Solid knowledge of M&E systems, including Fire Protection Systems, Air-Conditioning & Mechanical Ventilation (ACMV), CCTV & Security Systems, and Building Services Infrastructure
Familiar with relevant Malaysian regulations and statutory requirements, including Street, Drainage and Building Act 1974, Uniform Building By-Laws (UBBL) 1984 and Bomba, Occupational Safety and Health Act (OSHA) 1994
Strong leadership and team management skills
