Job summary

BrightPath Solutions seeks a Technician to support building maintenance across mechanical, electrical, and general services in Nilai, Malaysia. The role involves inspecting facilities, coordinating with building executives, and performing hands-on repairs for minor work while involving contractors for major tasks.

You will monitor M&E systems, ensure safety labeling of switches, manage spare parts records, and oversee adherence to SOPs for pumps, water tanks, and fire equipment.

Qualifications

• Experience in building maintenance and facilities management is preferred.
• Ability to inspect and coordinate repairs for M&E facilities.
• Strong record-keeping and reporting skills.

Responsibilities

• Attend daily complaints by inspections and discuss action with building executive.
• Carry out hands-on minor work; escalate major works to contractors when needed.
• Perform regular checks on M&E facilities, cleaning, security, and related services.
• Monitor lifts, record breakdowns and spare parts changes.
• Ensure electrical safety: locate switches, label fuses, and prevent unauthorized renovations.
• Maintain records of spare parts, tools, and keys in secure locations.
• Familiarize with contractors and ensure work aligns with job scope.
• Ensure fire fighting facilities comply with BOMBA requirements.
• Check pumps, water tanks, and pump rooms per SOP.
• Prepare and submit daily maintenance and inspection reports.

Job description

A Technician role responsible for building maintenance, inspections, and facility management across mechanical, electrical, and general services.

Key responsibilities

Attend daily complaints by carrying out inspections at the shortest possible time and discuss with the building executive on the course of action

Carry out hands‑on action for minor work; escape major work to contractors

Carry out regular checks on M&E facilities, common areas, cleaning, refuse disposal, security, landscape and related services

Monitor and check condition of lifts, record all breakdowns, spare parts changes and vandalism

Know the location of switches for all light fittings in the building; ensure all switches and fuses are labeled

Ensure no unauthorized renovation works, electrical wiring, structures, grills and piping are carried out without management approval

Keep proper records of spare parts and tools for accountability in replacement of parts

Familiarize with existing contractors and ensure works are carried out according to job scope

Ensure fire fighting facilities and equipment are in servicing condition to BOMBA requirements

Check all pumps, equipment, water tanks and pump rooms daily according to standard operation procedure

Maintain proper labeling of keys at guardhouse and keep records of persons taking keys

Record common electricity and water usage daily

Prepare and implement an overall planned preventive maintenance program in the form of a maintenance work schedule

Supervise and ensure all work and service contracts are properly carried out with duties and responsibilities performed properly and efficiently

Prepare and submit Daily Technician Reports, Inspection Reports and other reports as deemed necessary by management
