Job summary

VAM Property Management Sdn. Bhd. is seeking a diligent maintenance supervisor to oversee M&E services within the building in Ipoh, Malaysia.

The role requires daily electrical inspections, proper labelling of switches and fuses, and coordination with contractors to ensure timely repairs. You will keep detailed equipment records, respond to faults, and maintain positive relations with owners and tenants.

Responsibilities

• In charge of all mechanical and electrical services/ maintenance in the building.
• Make daily inspections of all electrical fittings to ensure working order.
• Know location of switches for all light fittings; labels on switches and fuses.
• Ensure no unauthorised electrical wiring by tenants.
• Inform Assistant Manager / Property Service Executive / Manager of major faults.
• Keep proper record of all electrical fittings and replacements.
• Ensure electrical works are carried out promptly by contractors.
• Responsible for switching on/off centralized AC on time.
• Submit monthly M&E checklist with comments and recommendations.
• Build up and maintain good rapport with owners/tenants for relations.
• Carry out maintenance objectives and policies laid down by Management.
• Daily attend to all M&E and defects complaints from owners/tenants.
• Attend to all M&E emergencies immediately when called.
• Liaise with site maintenance staff for smooth function of maintenance dept.
• Any other assignments written or verbal as assigned by the Company.

Job description

3. To know the location of switches for all the light fittings in the building. All switches and fuses must be labelled.

4. Ensure that no unauthorised electrical wiring is carried out by the tenants.

5. Inform the Assistant Manager (AM)/ Property Service Executive/ Manager of a major electrical faults.

6. Keep a proper record of all-electrical fittings and tools and any replacements of faulty fittings must be accounted for.

7. Ensure that all electrical works are carried out promptly and properly by the contractor.

8. Responsible for the switching on/ off of centralized air conditioning system in the building on time.

9. Submit monthly mechanical and electrical (M&E) checklist to Management with appropriate comments and recommendation for action.

10. Build up and maintain good rapport with owners/ tenants for better customer relation.

11. Carry out maintenance objective and policies as laid down by Management from time to time.

12. Daily attend to all M&E and defects complaints received from owners/ tenants.

13. Attend to all M&E emergencies immediately when called upon.

14. Liaise closely with other site maintenance staff for smooth functioning of maintenance dept.

15. Any other assignments written or verbal that may be assigned at the discretion of the Company from time to time.
