Sime Darby Property is seeking a role to assist the Resident Care Lead during the defect liability period (DLP). This position supports handover and oversees defect rectification works, ensuring alignment with SOP and SDP requirements, while keeping purchasers informed and coordinating all parties for smooth execution.

The role covers site inspections, progress tracking, reporting, and effective communication with purchasers and contractors to resolve defects and ensure timely completion.

Qualifications

• Familiarity with group governance structures and processes.
• Knowledge of laws, regulations affecting operations.
• Understanding of COBC, GPA, and related policies.
• Basic risk management awareness in operations.

Responsabilités

• Assist Resident Care Lead in problem solving during the DLP.
• Support handover processes and defect rectification oversight.
• Coordinate with contractors to ensure works meet SOP and SDP requirements.
• Attend joint site inspections with S.O. and contractor.
• Compile defect progress and prepare status reports.
• Liaise with purchasers and inform Contact Centre on progress.
• Escalate urgent issues to Resident Care Lead when needed.
• Coordinate with stakeholders to ensure smooth project implementation.

Description du poste

To assist the Resident Care Lead at Business Unit managing problem solving during the defect liability period (DLP). The role supports the handover process and oversees defect rectification works, ensuring works are completed in accordance with SOP and SDP requirements, that purchasers are kept informed, and that all parties are coordinated for smooth implementation.

Job Responsibilities

1. Policy & QMS Compliance

• Implement policies, activities, procedures and instructions as relevant and required by Sime Darby Property (SDP)
• Support TCS in the handover process and ensure defect rectification works are carried out in accordance with procedures.
• Ensure all defect rectification works are fully attended to by the contractor during the DLP.
• Ensure all defect complaint forms are duly endorsed by the purchaser for satisfactory completion before the CMGD is issued by the S.O.

3. Joint Site Inspections

• Attend joint site inspections with, S.O. and contractor before defect rectification works commence and upon their satisfactory completion.

4. Progress Tracking & Reporting

• Compile and update handover and defect rectification progress daily.
• Prepare weekly or monthly reports/summary to Resident Care Lead at Business Unit.

5. Purchaser & House Owner Management

• Attend to purchaser enquiries and provide updates to the Contact Centre on the progress of defect rectification works.
• Liaise with house owners on disputes and unresolved issues.
• Report and highlight urgent matters and major defect issues to the Resident Care Lead for further escalation, if necessary.

7. People & Communication Management

• Coordinate with all relevant parties in attending to queries and feedback.

8. Stakeholder Management

• Supervise and coordinate external parties (consultants, contractors, local authorities) and internal parties to ensure smooth implementation of the works.

• The Group and BU/ Support Department governance structure and process
• Laws, rules and regulations affecting the area of operations
• The Group's Code of Business Conduct (COBC), Group Policies and Authorities (GPA) and related policies and procedures
• The basic application of risk management in the area of operations
