Job summary

JCS Design Project Sdn Bhd in Kuala Lumpur seeks an experienced Team Leader, Quantity Surveyor to drive commercial success across tenders, costing, procurement and final accounts. You will lead tendering, monitor budgets, manage subcontractor negotiations and supervise a QS team, ensuring profitable project delivery.

The role emphasizes leadership, independent working style and collaboration with project managers and site teams to optimise costs and protect profitability.

Qualifications

• Diploma or Bachelor's Degree in Quantity Surveying, Construction Management or related discipline.
• Experience in Quantity Surveying / Commercial Management, preferably within construction, interior fit-out or Design & Build environments.
• Good understanding of project commercial management and ability to identify cost exposure, risks and profitability opportunities.
• Able to work independently, manage multiple projects and lead or mentor junior QS team members.
• Candidates with strong leadership potential who are ready to progress into a broader commercial leadership role are encouraged to apply.

Are you an experienced Quantity Surveyor looking for the next step into a team leadership and commercial management role?

At JCS Design Project Sdn Bhd, you will play a key role in ensuring our projects are commercially successful — from tender preparation and procurement through cost control, contract administration and final accounts.

As Team Leader, Quantity Surveyor, you will not only manage project costs but also work closely with Project Managers, Designers, Site Teams, consultants and subcontractors to make sound commercial decisions, protect project profitability and identify opportunities for cost optimisation.

What You'll Be Doing

Lead tender & costing activities — prepare BQ, project costing, tender submissions and commercial evaluations while identifying pricing risks and opportunities.

Drive project cost & profitability control — monitor budgets, project costs, GP and forecasts to support healthy commercial performance throughout the project lifecycle.

Manage procurement & commercial negotiations — evaluate subcontractor/supplier quotations, negotiate pricing and secure commercially competitive solutions.

Oversee contracts, claims & final accounts — manage progress claims, valuations, variations, additional works, contractual claims and final accounts.

Lead and develop the QS team — guide junior QS members, review their work, allocate priorities and support the team in delivering accurate and timely commercial outcomes.

What We're Looking For

Diploma or Bachelor's Degree in Quantity Surveying, Construction Management or a related discipline.

Relevant experience in Quantity Surveying / Commercial Management, preferably within construction, interior fit-out or Design & Build environments.

Good understanding of project commercial management and the ability to identify cost exposure, risks and profitability opportunities.

Able to work independently, manage multiple projects and lead or mentor junior QS team members.
