Job summary

JALEX GROUP OF COMPANIES is seeking a Quantity Surveyor / Commercial Executive for interior fit-out projects in Malaysia. You will handle tendering, costing, pricing and commercial management in a fast-paced contractor environment.

The ideal candidate has 3–5 years' QS experience, can read architectural, interior and MEP drawings, and coordinate with clients, consultants and subcontractors. Experience with interior fit-out contractors or main contractors is highly preferred.

Qualifications

• Diploma or Degree in Quantity Surveying, Construction Management, Building, Civil Engineering or related discipline.
• Minimum 3–5 years' relevant QS / commercial experience.
• Strong preference for candidates from an interior fit-out contractor, main contractor or specialist contractor environment.
• Able to read and interpret architectural, interior, joinery and MEP drawings.
• Good understanding of interior fit-out materials, finishes, joinery, hardware and construction methods.
• Strong numerical and analytical ability, particularly in assessing rates, quantities, quotations and cost implications.
• Able to identify scope gaps, pricing risks and discrepancies instead of relying solely on information provided.
• Strong organisation and planning skills with the ability to manage several tenders or projects concurrently.
• Able to work independently while coordinating effectively with project, site, design, factory and commercial teams.
• Good communication and negotiation skills.
• Willing to visit project sites or factories when required.

Responsibilities

• Prepare and manage tenders including quantity take-offs, costing, sourcing quotations and tender pricing.
• Review drawings, specifications, scope of works and tender requirements to ensure accurate pricing.
• Analyse and compare supplier and subcontractor quotations, including scope, exclusions, rates and commercial risks.
• Prepare cost estimates and recommend suitable pricing based on project requirements, market rates and material specifications.
• Review and verify progress claims, subcontractor claims, supplier invoices and project costs.
• Prepare and submit progress claims, variation orders, invoices and supporting commercial documents.
• Monitor project budgets, committed costs, variations and potential commercial risks.
• Identify discrepancies, omissions, variations and cost implications from drawings, specifications and actual site conditions.
• Conduct site measurements and verify completed works for claims, variations and final accounts.
• Coordinate with clients, consultants, project teams, designers, subcontractors, suppliers and factory teams on commercial matters.
• Monitor project progress, material approvals, production and installation status to support timely claims and cost reporting.
• Maintain accurate tender, quotation, pricing, contract and commercial records.
• Maintain and update the company’s pricing library, supplier database and subcontractor information.
• Assist with project handover, final accounts and commercial close‑out.
• Maintain confidentiality of all tender sums, pricing and commercial information.

Jalex is looking for an experienced Quantity Surveyor / Commercial Executive with strong exposure to interior fit-out, tendering, costing and commercial management.

The ideal candidate should be commercially minded, analytical, attentive to detail and comfortable working in a fast-paced contractor environment involving large-scale interior fit-out projects.

Candidates with interior fit-out contractor or main contractor experience are strongly preferred. Consultancy-only experience may be considered where the candidate has strong hands‑on tendering, pricing and project commercial exposure.
