Job summary

HABIB Group is seeking a Lead Quantity Surveyor to manage cost control and commercial activities across assigned projects in Malaysia. You will oversee BQ/tendering, valuations, payments, variations and final accounts, ensuring accuracy and timely reporting.

The role requires 5–8 years of QS experience, strong negotiation and analytical skills, and proficiency in Excel and QS software. Collaboration with clients, consultants and contractors is essential to deliver on time and within budget.

Qualifications

• Degree or Diploma in Quantity Surveying, Construction Management, Civil Engineering or related discipline.
• 5–8 years of relevant quantity surveying experience, preferably on construction projects.
• Strong experience in cost estimation, tendering, procurement, contract administration, valuations, variations, claims and final accounts.
• Excellent commercial, negotiation, analytical and problem-solving abilities.
• Proficient in Microsoft Excel and QS/cost management software.
• Strong communication skills and ability to liaise with clients, consultants, contractors and suppliers.

Job Summary

Lead QS and cost management activities for assigned projects, ensuring accurate tendering, valuation, payment, variation, cost control and final account administration.

Job Responsibilities

1) BQ & Tender Management

• Prepare/review BQ and tender documents
• Analyse tender submissions
• Prepare tender tabulations and price comparisons
• Identify abnormal rates, exclusions, qualifications and scope gaps
• Support negotiations.

2) Cost Planning & Cost Control

• Establish and maintain project cost plans and cost trackers
• Monitor contract sum, approved/pending VO and projected final cost
• Identify cost risks and potential budget overruns.

3) Progress Valuation & Payment

• Review contractor progress claims
• Conduct valuations where required
• Verify work progress against drawings, BQ and contract requirements
• Prepare payment recommendations and supporting documentation.

4) Variation & Commercial Assessment

• Review contractor VO submissions
• Verify quantities, rates and supporting documents
• Prepare independent cost assessments and price comparisons
• Maintain accurate VO records.

5) Final Account & Close-Out

• Prepare, reconcile and negotiate final accounts
• Account for contract sum, variations, omissions, provisional sums and other adjustments
• Ensure commercial matters are closed before project completion.

6) QS Documentation & Reporting

• Maintain complete QS records, cost reports, valuation records, tender documents, VO documentation and final account records
• provide commercial updates to the Contract Manager.

Job Requirement

• Degree/Diploma in Quantity Surveying, Construction Management, Civil Engineering, or related discipline.
• Minimum 5–8 years of relevant experience in quantity surveying, preferably in construction projects.
• Strong experience in cost estimation, tendering, procurement, contract administration, valuations, variations, claims, and final accounts.
• Strong commercial, negotiation, analytical, and problem-solving skills.
• Proficient in Microsoft Excel and relevant QS/cost management software.
• Strong communication skills and ability to liaise effectively with clients, consultants, contractors, and suppliers.
