Bellworth Developments Sdn Bhd seeks an experienced Project Manager to drive inception-to-completion of developments. You will establish design briefs, oversee conceptual to detailed design milestones, and coordinate technical interfaces to meet authorities' requirements.

You will engage with consultants, contractors, and site teams to manage budgets, cashflow, and schedule, while ensuring risk controls, CCC approvals, and timely handovers. CIDB registration and OSH awareness are essential.

Qualifications

Bachelor Degree in Architecture or Civil & Structure.
Minimum 4-6 years of experiences in project management, particularly in property development or real estate.
Experienced with high-rise residential, commercial or mixed-use developments is preferred.
Proven track record in managing projects from concept design to completion.
Familiarity with feasibility studies, tender processes and stakeholder coordination.
Knowledge of local authority submission process and familiarity with DBKL, MBPJ, MBSJ or other municipal requirements.
Familiarity with Microsoft Office Suite, AutoCAD, and project management software.
Knowledge of Building Information Modeling (BIM) is an advantage.
Mandatory registration with Construction Industry Development Board (CIDB).
Awareness of Occupational Safety and Health (OSH) requirements in construction.
Strong interpersonal skills to liaise with consultants, contractors, and government agencies.
Proficient in report writing and presentation for management updates.

Responsabilités

To assist on establishing design brief for inception of project development.
To ensure on time development of conceptual design, schematic design and detailed design.
To follow through in depth of design milestones stipulated in the development timeline.
To peruse and report of findings during drawing review exercises to ensure design is following authorities' requirements.
To spearhead technical co-ordination for all the services to ensure minimum requirement is met without constant change of design.
To assist on identifying area for value creation into design development.
To identify area for enhancement in consultants' design proposal by preparing comparison of specifications.
To follow through in depth of respective authorities’ submission and approval timeline.
To liaise with respective authorities pro-actively for timely approvals.
To co-ordinate with consultants on preparation of tender drawings for on-time calling of.
To engage with key project stakeholders including consultants, contractors and site team for technical and contractual issues.
To follow through in depth of construction progress to ensure accuracy of cashflow projection (both construction cost and stage claim) is within acceptable range.
To follow through budget tracking to ensure construction cost falls within budget.
To spearhead construction technical co-ordination to address any potential design change that may lead to time loss and cost variation.
To follow through in depth of CCC processes and stipulated completion timeline.
To liaise with respective authorities for timely CCC clearance.
To engage with key stakeholders including contractors and Customer Relation team to ensure defects is attended to within stipulated timeframe.
To follow through defects tracking to ensure defects aging is within stipulated timeline.
To ensure on time handover of M&E services with major equipment, and Operation & Maintenance (O&M) manuals to Customer Relation team / Management Office team.
To perform any ad-hoc duties assigned by superiors.
