Job summary

Lendlease, a global real estate group, invites a Senior Leasing Manager to join The Exchange TRX in Kuala Lumpur. You will shape premium retail experiences, curate partnerships with luxury and lifestyle brands, and help drive long-term asset value.

Reporting to the Head of Leasing, you will lead leasing strategies, negotiate complex deals, mentor the leasing team, and collaborate with Marketing, Finance and Asset Management to deliver a best-in-class customer journey while sustaining occupancy

Qualifications

• Extensive leasing experience in leading retail, mixed-use, or commercial property environments.
• Proven success negotiating complex leasing transactions with strong commercial outcomes.
• Established relationships in the retail industry, especially luxury and premium brands.

Responsibilities

• Develop and execute leasing strategies to optimise occupancy and rental income.
• Identify, engage, negotiate and secure luxury, premium, lifestyle, dining and experiential brands.
• Lead complex lease negotiations with local and international retailers for mutually beneficial outcomes.
• Monitor market trends and provide strategic recommendations to strengthen the centre's position.
• Prepare leasing proposals and financial assessments to support key business decisions.
• Mentor and develop leasing team members to maintain high performance.
• Collaborate with Marketing, Retail, Operations, Finance and Asset Management to deliver a best-in-class experience.

Your Responsibilities Will Include, But Are Not Limited To

• Develop and execute leasing strategies that optimise occupancy, enhance rental income, and maximise overall asset performance.
• Identify, engage, negotiate, and secure leading luxury, premium, lifestyle, dining, and experiential brands that align with The Exchange TRX’s strategic positioning and long-term vision.
• Lead complex lease negotiations, renewals, relocations, and commercial discussions with both local and international retailers to achieve mutually beneficial outcomes.
• Monitor market trends, consumer behaviour, competitor activity, and emerging retail concepts, providing strategic recommendations to maintain and strengthen The Exchange TRX’s market leadership.
• Prepare and present leasing proposals, financial assessments, market intelligence reports, and executive-level recommendations to support key business decisions.
• Proactively manage lease expiry pipelines, retention strategies, and occupancy initiatives to support revenue growth and minimise vacancy risk.
• Cultivate and maintain strong relationships with retailers, property owners, industry stakeholders, and strategic partners to identify new opportunities and drive long-term success.
• Mentor and develop leasing team members, fostering a culture of collaboration, accountability, professional growth, and high performance.
• Work closely with cross-functional teams, including Marketing, Retail, Operations, Finance, and Asset Management, to deliver a best-in-class retailer and customer experience.
• Monitor market trends, competitor activity, and emerging retail concepts, providing recommendations to strengthen the centre's market position and retail offering.
• Prepare leasing proposals, market analyses, financial assessments, and management reports to support leasing decisions and business objectives.
• Manage tenant retention initiatives and lease expiry pipelines to support occupancy and revenue targets.
• Build and maintain strong relationships with retailers and key industry stakeholders to support leasing opportunities and partnerships.
• Provide guidance and mentorship to leasing team members, supporting capability development and team performance.

About You

• Extensive leasing experience within leading retail, mixed-use, shopping centre, or commercial property environments.
• Proven success in negotiating complex leasing transactions and delivering strong commercial outcomes.
• Established relationships within the retail industry, particularly across luxury, premium, and international brand sectors.
• Exceptional stakeholder management, communication, and negotiation skills.
• Strategic thinker with strong analytical and financial acumen.
