Qualifications

• Bachelor's Degree in Engineering or related discipline.
• Minimum five years experience in Integrated Facilities Management or building maintenance.
• Good knowledge of E&M systems, preventive maintenance, and statutory compliance.

Responsibilities

• Oversee operation, maintenance, and performance of E&M systems.
• Ensure maintenance adheres to company standards, statutory requirements, and SLAs.
• Foster client relationships by delivering professional, responsive, and customer-focused services.
• Perform installation, inspection, preventive maintenance, troubleshooting, testing of E&M systems including fire protection, HVAC, electrical, water, and pumping.
• Operate, inspect, and maintain emergency power systems (generators, switchgear, UPS, batteries).
• Install, maintain, and test building lighting systems for reliability and compliance.
• Diagnose faults in electrical, fire protection, HVAC, plumbing, and other building services.
• Conduct routine inspections and weekly testing of critical systems and maintain records.
• Coordinate and supervise contractors across lifts, firefighting, plumbing, ICT, civil works, and other services.
• Provide guidance and coaching to junior technicians.

Job Description

Responsibilities:

• Assist the Senior Manager in overseeing the operation, maintenance, and performance of all Electrical and Mechanical (E&M) systems within the assigned building or estate.
• Ensure all maintenance activities are carried out in accordance with company standards, statutory requirements, and service level agreements, while identifying opportunities for continuous improvement.
• Foster positive client relationships by delivering professional, responsive, and customer-focused services.
• Perform installation, inspection, preventive maintenance, troubleshooting, repair, and testing of E&M systems, including fire protection systems, HVAC, electrical distribution, water supply, and pumping systems.
• Operate, inspect, and maintain emergency power systems, including generators, switchgear, UPS, and emergency battery systems, to ensure operational readiness.
• Install, maintain, and test building lighting systems to ensure reliability and compliance with operational requirements.
• Diagnose and rectify faults related to electrical, fire protection, HVAC, plumbing, pumping, and other building services systems.
• Conduct routine inspections, preventive maintenance, and weekly testing of critical systems, including firefighting equipment and generator sets, while maintaining accurate maintenance records and reports.
• Coordinate and supervise contractors to ensure maintenance and repair works are completed safely, efficiently, and in compliance with quality and contractual requirements across disciplines such as lifts, firefighting systems, plumbing, civil works, ICT, and other building services.
• Provide guidance, coaching, and technical support to junior technicians and maintenance personnel to enhance team competency and operational effectiveness.

Requirements:

• Bachelor's Degree in Engineering, Real Estate Management, Facilities Management, or a related discipline.
• Minimum five (5) years of relevant experience in Integrated Facilities Management (IFM), building maintenance, or a related environment.
• Good knowledge of Electrical and Mechanical (E&M) systems, preventive maintenance practices, and statutory compliance requirements.
