Job summary

IOI Properties Group Berhad is seeking a Senior Executive - Building (Mechanical & Electrical) to oversee the daily operation and maintenance of ACMV, lifts and escalators, and life safety systems within our buildings in Malaysia. You will monitor performance, plan preventive maintenance, and ensure compliance with ISO procedures and house rules.

• Bachelor's Degree in Mechanical Engineering, Electrical Engineering, or a related field.
• Strong technical knowledge of ACMV (Air Conditioning and Mechanical Ventilation) systems, lifts, and escalators.
• Good analytical and problem-solving skills with the ability to work in a fast-paced environment.
• Professional, confident, and proactive in carrying out duties and responsibilities.
• Excellent customer service and stakeholder management skills.

Responsibilities

• Monitor performance of air conditioning system and propose improvement works to optimize the chiller plant efficiency.
• Comprehensive understanding of air conditioning and mechanical ventilation systems in the building.
• Oversee the overall maintenance and correct operation, breakdown and repair of all engineering (mechanical & electrical), lifts and escalators system & equipment.
• Ensure that all related meter readings are recorded and updated in the dedicated log book and servedeck.
• Oversee team to carry out the preventive planned maintenance as stated in Operation Manual.
• Ensure the correct operation of all life safety and life saving equipments such as Emergency power supply, Public Announcement, Fire Alarm System, Bomba Lift, Fire dampers & shutters.
• Ensure lighting system, both normal and emergency all in good & working order.
• Ensure all fit out additional works are carried out as per house rules & regulation.
• Ensure all technician record daily task in log book & site visit to plant room.
• Instruct & monitor technician to attend all complaints accordingly to KPI response time.
• Plan working schedule & overtime job for all technicians.
• Record, make a report & order maintenance equipment for any replacement.
• Monitor and ensure all contractor carry out their task efficiently.
• Assist management team to obtain all the relevant authorities' certificates, insurance inspection and other statutory requirements.

Understanding of the directions and initiatives taken to enhance smooth building operation.

Knowledge of building’s basic technical operation, systems and processes.

In-depth knowledge of Energy Management, Green Building requirements, and building services systems, including ACMV (Air Conditioning and Mechanical Ventilation), lifts, and escalators.

Scope

To attend to all complaints pertaining to maintenance aspect of common areas and to ensure rectifications are carried out within the time stipulated under the ISO procedures.

Job Competence Profile

Bachelor's Degree in Mechanical Engineering, Electrical Engineering, or a related field.

Strong technical knowledge of ACMV (Air Conditioning and Mechanical Ventilation) systems, lifts, and escalators.

Good analytical and problem-solving skills with the ability to work in a fast-paced environment.

Professional, confident, and proactive in carrying out duties and responsibilities.

Excellent customer service and stakeholder management skills.

Willing to work on shifts, overtime, and during emergencies as required by operational needs.

Good written and verbal communication skills.

Proficient in Microsoft Office applications (Word, Excel, PowerPoint, and Outlook).

Ability to work independently and as part of a team.

Knowledge of building maintenance, energy management, and statutory compliance requirements will be an added advantage.
