This is a contract/permanent position that offers an exciting opportunity to drive property sales and build lasting client relationships within the vibrant Sabah real estate market. As a Sales Executive, you will play a pivotal role in achieving our sales targets whilst maintaining the highest standards of customer service and professionalism. This position is essential to our continued growth and success in the residential property sector.
Proactively source and engage potential buyers through walk-ins, referrals, digital platforms, and sales events.
Conduct sales presentations, show-unit tours to potential and walk-in buyers in a professional manner.
Respond promptly to enquiries and follow up to ensure high conversion rates and customer satisfaction.
Build and maintain a strong pipeline of leads and prospects.
Achieve monthly, quarterly and annual sales targets assigned by manager.
Handle booking procedures and coordinate with Sales Admin for the preparation of booking forms, SPA documents, and related paperwork.
Liaise with appointed solicitors, agents, and end-financiers to facilitate the loan approval and SPA signing process.
Ensure proper documentation and timely handover of all required forms and records to the relevant departments.
Represent the company at property launchings, exhibitions and roadshows.
Assist in the planning and execution of marketing initiatives and customer engagement activities.
Gather market feedback and contribute ideas to improve sales strategies and promotional efforts.
Keep updated on project information, market conditions, competitor activities and promotional campaigns.
Assist with the upkeep of the sales gallery, ensuring it is clean, presentable, and equipped with updated marketing materials.
When required, support the coordination and execution of Vacant Possession (VP) handovers, including briefing clients, site walkthroughs, and basic defect reporting.
Undertake other related tasks assigned by management in support of the Sales & Marketing team.
Customer-service oriented, demonstrate professionalism and courteousness, when dealing with purchasers, agents, and visitors; ensure a positive customer experience at every interaction point.
Excellent communication, negotiation, and interpersonal skills. Proficiency in English and Malay is required; ability to speak Mandarin or other local dialects is an added advantage.
Familiar with property sales procedures, loan application processes, and related documentation.
Results-driven, self-motivated, and able to work independently with minimal supervision.
Adaptable and willing to take on additional responsibilities to support departmental needs.
A strong team player with a positive attitude who contributes to team morale and fosters a collaborative work environment.
Willing to work on weekends and public holidays when required.
Good verbal and written communication skills.
Good command of English and Bahasa Malaysia; Mandarin or other languages will be an added advantage.
Basic proficiency in Microsoft Office, particularly Word, Excel and Powerpoint.
Comfortable using email, WhatsApp and other communication platforms.
Adept at handling and quickly converting leads generated from digital marketing platforms (e.g., Facebook ads, WhatsApp inquiries, and property portals).
Results-driven, self-motivated, and comfortable working in a target-oriented environment.
Must be willing to work on weekends and public holidays to accommodate gallery walk-ins and events.
Must be flexible to travel outstation for roadshows, exhibitions, or meetings with prior notice.
Possess own transport to facilitate site visits, events, and meetings with bankers or solicitors when necessary.
Minimum SPM/ Diploma in Business Administration, Marketing, Real Estate, or a related field (relevant working experience may be considered in lieu of formal qualifications).
Preferably 1–3 years of direct experience in sales, marketing, or customer service.
Prior experience working for a property developer or as a Real Estate Negotiator (REN) is an advantage.
