Private Advertiser is seeking a seasoned Project Manager to lead end-to-end retail showroom development, including design, tender, construction, fit-out, and handover. The role acts as the primary owner and coordinator for showroom projects and requires strong leadership to drive on-time delivery within budget and quality standards.

Manage the end-to-end physical development, construction, fit-out and renovation of new and existing retail showrooms, ensuring projects are delivered on time, within approved budget, to approved design and quality standards, and ready for operational handover. The role serves as the company's main project owner and contractor coordinator for all showroom development projects.
Manage new showroom construction, fit-out, renovation and refurbishment projects from initial feasibility through completion
Develop the master project schedule covering design, tender, approvals, construction, fit-out and handover
Establish critical milestones and ensure contractors and consultants meet agreed deadlines
Identify potential delays early and implement recovery plans
Provide management with weekly project status, risks, decisions required and expected completion dates
Assess proposed locations from a technical and construction perspective, including building condition, electrical capacity, M&E requirements, fire protection requirements, loading/unloading access, structural limitations, ceiling heights, drainage and plumbing, authority requirements, estimated fit-out/construction cost and expected construction duration
Prepare construction scopes together with designers/consultants, invite and evaluate contractor quotations, and prepare quotation/tender comparison
Negotiate pricing, construction programme and commercial terms with contractors
Conduct regular contractor/site meetings and monitor contractor manpower and progress
Prepare preliminary project budgets and cost estimates, monitor committed cost versus approved budget, review contractor progress claims, control variation orders and maintain updated projected final cost throughout construction
Coordinate all relevant parties including architect, M&E consultants, contractors, suppliers, landlord, authorities and internal departments
Monitor demolition, architectural works, flooring, ceiling, lighting, electrical, air-conditioning, fire protection, plumbing, signage, façade, carpentry, painting, external works, loading areas and back-of-house requirements
Conduct regular site inspections, ensure contractors comply with drawings and specifications, maintain defect lists and establish rectification deadlines
Degree/Diploma in Architecture, Interior Architecture, Interior Design, Construction Management, Building, Quantity Surveying or related field.
Minimum 5 years' experience in retail/commercial fit-out project management, with proven hands-on experience managing contractors, project timelines, budgets, site execution and handover.
