Job summary

ams OSRAM Group in Penang, Malaysia, is seeking a seasoned Real Estate Manager to lead the regional portfolio, develop location concepts, perform site searches, and manage major lease activities. The role collaborates with RE Germany on disposals, acquisitions, and M&A workstreams.

The ideal candidate has 5+ years in corporate real estate within an international industrial context, strong strategic/analytical skills, and a degree in a related field.

Qualifications

• University degree (or comparable) with a focus on corporate real estate, business administration, architecture, or civil engineering.
• At least 5 years of international corporate real estate experience in an industrial context.
• Strong knowledge across the value chain of corporate real estate and global operations.
• Experience with diverse local market practices and managing RE projects across regions.

Responsibilities

• Management and responsibility for regional RE portfolio according to corporate/RE guidelines.
• Develop location concepts and conduct location analysis/site searches.
• Oversee disposal/acquisition projects with RE in Germany.
• Manage leases including negotiations, extensions and terminations.
• Identify and implement optimization projects and lead project management activities.
• Oversee local RE portfolio, including database, controlling, reporting and budget activities.
• Support RE governance approval processes and selection of service providers.
• Assist regional property/facility management and M&A workstreams with RE Germany.

Your new responsibilities

• Management and responsibility for regional RE portfolio (in accordance with the overarching corporate/RE guidelines and rules)
• Location concepts as the basis for RE-driven decisions
• Location analysis/site searches
• Disposal/acquisition projects in close cooperation with RE in Germany
• Management of leases, including negotiation of major new leases, lease extensions and lease terminations
• Identification and implementation of optimization projects
• Project management activities
• Local RE portfolio incl. RE database with controlling, reporting and budget activities
• Approval processes for real estate transactions in accordance with RE governance
• Selection and commissioning of real estate service providers
• Support for regional property/facility management
• Support for M&A activities (RE workstream) in close cooperation with RE Germany
• Support with market value appraisals in close cooperation with RE Germany

Who we are looking for

• University degree or comparable degree with a focus on corporate real estate or business administration or architecture or civil engineering.
• At least 5 years of experience in corporate real estate in an international industrial context.
• Strong knowledge and experience in corporate real estate, ideally in all phases of the value chain.
• Experience with global operations and knowledge of different local market conditions/practices.
• Possess Strategic and analytical thinking, Spirit of initiative and results orientation, Self-motivated and pragmatic problem-solving skills, Collaboration, low ego and team orientation.
