Job summary

OSRAM OS Penang is seeking a seasoned professional to lead regional real estate activities as part of Corporate Services Real Estate. You will manage leases, site selections, and market analyses in a global setting, coordinating with RE Germany and internal stakeholders.

The role requires a university degree and at least 5 years in corporate real estate within an international industrial context. On-site in Penang, offering varied projects and a dynamic environment.

• At least 5 years of experience in corporate real estate in an international industrial context.
• Strong knowledge across all phases of the value chain in corporate real estate.
• Experience with global operations and diverse local market practices.

Responsibilities

• Manage regional real estate portfolio and leases in line with governance.
• Develop and execute location concepts and site searches.
• Oversee disposal/acquisition projects with RE Germany; support M&A workstreams.

Your new responsibilities

• Management and responsibility for regional RE portfolio (in accordance with the overarching corporate/RE guidelines and rules)
• Location concepts as the basis for RE-driven decisions
• Location analysis/site searches
• Disposal/acquisition projects in close cooperation with RE in Germany
• Management of leases, including negotiation of major new leases, lease extensions and lease terminations
• Identification and implementation of optimization projects
• Project management activities
• Local RE portfolio incl. RE database with controlling, reporting and budget activities
• Approval processes for real estate transactions in accordance with RE governance
• Selection and commissioning of real estate service providers
• Support for regional property/facility management
• Support for M&A activities (RE workstream) in close cooperation with RE Germany
• Support with market value appraisals in close cooperation with RE Germany

Who we are looking for

• University degree or comparable degree with a focus on corporate real estate or business administration or architecture or civil engineering.
• At least 5 years of experience in corporate real estate in an international industrial context.
• Strong knowledge and experience in corporate real estate, ideally in all phases of the value chain.
• Experience with global operations and knowledge of different local market conditions/practices.
• Possess Strategic and analytical thinking, Spirit of initiative and results orientation, Self-motivated and pragmatic problem-solving skills, Collaboration, low ego and team orientation.
