Job summary

STMicroelectronics is seeking a Real Estate leader for APAC to drive and manage all RE operations in line with the GRE Strategy. You will partner with regional stakeholders to optimize office space and promote ST values across markets.

You will oversee portfolio management, lease activity, and compliance while coordinating with a cross-functional leadership team to deliver projects on time and within budget.

Qualifications

• Bachelor’s degree in Real Estate or related field.
• 5+ years of corporate real estate experience.
• Experience with commercial leasing and contracts.
• Strong negotiation and stakeholder management.
• Excellent verbal and written communication.
• Autonomous and capable of end-to-end initiatives.

Responsibilities

• Deploy and maintain ST RE Strategy and Governance aligned with ST objectives.
• Manage portfolio of ST sites in a 3rd party lease platform; analyze utilization and market trends.
• Lead lease renewals, relocations, market entries/exits, rightsizing and subleasing.
• Coordinate with Regional Committee including Sustainability, Finance, HR, Legal, IT, Security, Branding and Brokers.
• Ensure workplaces promote collaboration, sustainability benchmarks, and talent attraction.
• Prepare budgets for RE projects and manage projects to budget.
• Keep stakeholders and vendors on time and on budget with regular status updates.
• Ensure all ST offices comply with safety codes and regulations.

YOUR ROLE

In this role, you will be responsible for driving and managing all RE operations for the APAC region, in accordance with ST's Global Real Estate (GRE) Strategy which strives to provide a safe, sustainable and environmentally sensitive space that promotes engagement, growth and innovation. As part of the GRE team, you will partner with the region stakeholders and will be responsible for driving office optimization that promotes ST values.

• Deploy and Maintain ST RE Strategy and Governance that directly aligns with ST's Business Objectives.
• Portfolio Management - Maintain an accurate inventory of all ST sites within a 3rd party lease management platform. Collect, analyze and maintain ST RE data, monitor site utilization, efficiency, market trends and benchmarks.
• Lease Management - Manage lease renewals, relocations, entry to new markets, market exits, mid-lease rightsizing, early terminations, subleasing and more with contracted 3rd party brokers.
• Key Stakeholder Collaboration - Lead the Regional Committee which consists of Sustainability, Finance, Procurement, HR, Legal, IT, Security, Branding, Site Managers, Brokers and Landlords through RE and facilities transactions. Conduct regular meetings keeping all team members aware of current and future projects.
• Promote ST Culture and Values - Ensure ST workplaces are designed to create a space that promotes collaboration, innovation, an environment that helps to attract and retain top talent starting with location, sustainability benchmarks, amenities both onsite and nearby.
• Budget Plan, Approval and Oversite - Provide budgets for all RE projects, work with key internal and external stakeholders for approvals and manage projects at or under budget.
• Project Management - Keep all key stakeholders and 3rd party vendors/contractors on time and on budget. Plan for contingencies and provide regular project status updates.
• Compliance - Guarantee all ST offices are safe and healthy spaces by code and regulation adherence.

YOUR SKILLS & EXPERIENCES

• Bachelor’s degree or equivalent professional qualification in Real Estate, or related field.
• At least 5 years of experience in Corporate Real Estate, managing multi-site/multi-country projects or portfolios.
• Solid experience in commercial leasing and contracts, workplace design, financial analysis, and real estate regulations, with a strong track record of ensuring health, safety, and regulatory compliance.
• Strong negotiation and stakeholder management skills with the ability to influence and collaborate effectively with senior leaders.
• Excellent verbal and written communication skills, including the ability to present complex topics clearly and concisely.
• Proven experience leading or supporting change within real estate environments.
• Highly autonomous, able to work with minimal supervision and drives initiatives end-to-end.
