Job summary

Private Advertiser in Kuala Lumpur is seeking a Quantity Surveyor / Commercial Executive to manage projects from tender pricing through to final accounts on fast-paced interior fit-out and construction assignments.

You will review drawings and specifications, prepare cost estimates, monitor budgets, and coordinate with clients and suppliers to protect project margins. A diploma or degree in QS related field with at least 3 years of relevant experience is required.

Qualifications

• Diploma or Degree in Quantity Surveying, Construction Management, Building, Civil Engineering or a related field.
• At least 3 years of relevant QS or commercial experience.
• Experience in interior fit-out, retail refurbishment, main contracting or specialist contracting is preferred.
• Able to read architectural, interior design, joinery and M&E drawings.
• Willing to attend site visits, measurements and factory inspections when required.

Responsibilities

• Prepare quantity take-offs, cost estimates, tenders and rate build-ups.
• Review drawings, specifications, BQs and scope requirements.
• Source and compare supplier and subcontractor quotations.
• Prepare progress claims, variation orders, quotations and final accounts.
• Verify subcontractor claims, supplier invoices and completed works.
• Monitor project budgets, committed costs and potential cost overruns.
• Identify omissions, scope gaps, discrepancies and additional works.
• Support procurement negotiations and subcontractor appointments.
• Coordinate with clients, consultants, project teams, designers, suppliers and factory teams.
• Maintain accurate cost reports, pricing records and supplier databases.
• Protect the confidentiality of tender prices, margins and commercial information.

We are looking for an experienced, commercially minded Quantity Surveyor / Commercial Executive who can manage projects from tender pricing through to final account.

This role is ideal for someone who can look beyond quantities—spotting scope gaps, controlling costs, recovering variations and protecting project margins.

Your Responsibilities

What We’re Looking For

• Diploma or Degree in Quantity Surveying, Construction Management, Building, Civil Engineering or a related field.
• At least 3 years of relevant QS or commercial experience.
• Experience in interior fit-out, retail refurbishment, main contracting or specialist contracting is preferred.
• Good knowledge of tendering, costing, procurement, progress claims, variation orders and final accounts.
• Able to read architectural, interior design, joinery and M&E drawings.
• Familiar with interior works such as joinery, ceilings, flooring, painting, metalwork, glass, signage and lighting.
• Strong numerical, analytical, negotiation and communication skills.
• Able to manage multiple tenders and projects independently.
• Willing to attend site visits, measurements and factory inspections when required.
