Job summary

Golden Touch Space Design Sdn Bhd in Kuala Lumpur is seeking a seasoned Quantity Surveyor to manage cost planning and tender processes for interior fit-out and Design & Build projects.

You will prepare budgets, Bills of Quantities, conduct cost analyses and control subcontractor progress claims, with fluency in Chinese for document processing and strong English/Bahasa as an advantage.

Qualifications

• Diploma or degree in quantity surveying or related engineering field.
• Minimum 5 years QS experience; interior fit-out and Design & Build exposure preferred.
• Full-cycle cost management: take-offs, tendering, progress claims, variations, final accounts.
• Hands-on progress claim experience; reading architectural/interior/M&E drawings; cost analysis.
• Proficient in MS Excel; familiarity with QS costing software.
• Reading/writing Chinese for construction docs, with English and BM an advantage.
• End-to-end project experience from tendering to final account preferred.

Responsibilities

• Prepare budgets, Bills of Quantities and tender documents; perform cost analysis.
• Negotiate with subcontractors, monitor costs, and manage commercial risks.
• Prepare monthly progress claims, conduct site measurements and valuations.
• Prepare variations orders, recover additional-work costs, and final accounts.
• Collaborate with project, procurement and finance teams; maintain cost database.

Well- versed in the full- cycle processes including BQ, tendering, progress claims, VO, deductions, retention sum and final account

Must have hands- on Progress Claim experience, capable of preparing client claims and assessing subcontractors’ progress claims

Able to read architectural, interior, structural and M&E drawings; possess cost- analysis and negotiation capabilities

Proficient in MS Excel; experience with QS costing software is preferred. Capable of handling multiple projects with strong sense of responsibility

Responsibility

• Prepare budgets, Bill of Quantities (BQ) and tender documents, carry out quantity take- offs from drawings, conduct cost analysis and identify commercial risks
• Conduct enquiries and negotiate with subcontractors and suppliers, assist in drafting subcontract agreements and control subcontract costs
• Monitor project costs, produce monthly cost reports and flag over- budget risks
• Core duty: Independently prepare monthly Progress Claim for clients, conduct site measurements, follow up on approval and payment collection; assess subcontractors’ progress claims
• Prepare quotations, maintain registers and conduct negotiations for Variation Orders (VO), follow up on the recovery of additional- work costs
• Review contract risks, handle commercial disputes, complete Final Account for projects and subcontractors, follow up on final payment and retention sum release
• Collaborate cross- functionally with project, procurement and finance teams and maintain the cost database
