Job summary

INITIA Group SG seeks a seasoned Head of Project Management to steer retail and F&B renovation, fit-out, and new outlet development in Malaysia. You will oversee concept to handover, coordinating with architects, contractors, and internal teams to deliver high-quality projects on schedule and within budget.

The role requires strong leadership, deep knowledge of construction and fit-out processes, and a proven track record in fast-paced retail environments.

Qualifications

• Bachelor’s Degree or Diploma in Project Management, Construction Management, Civil Engineering, Architecture, Interior Design, Quantity Surveying, or a related field.
• Minimum 10 years of relevant project management or fit-out work experience.
• Strong experience in Retail / F&B renovation and fit-out projects.
• Proven track record managing projects from concept through handover.
• Strong knowledge of construction drawings and project documentation.

Responsibilities

• Lead end-to-end execution of retail and F&B renovation, fit-out, and new outlet projects.
• Oversee multiple projects ensuring on-time delivery within budget and quality standards.
• Develop and manage project plans, schedules, budgets, milestones, and resources.
• Coordinate with architects, designers, consultants, contractors, suppliers, landlords, and internal teams.
• Lead contractor and vendor selection, negotiation, and performance management.
• Monitor costs, procurement, and budget utilization; manage risks and issues.
• Conduct site inspections and ensure compliance with building and safety requirements.
• Provide regular updates to senior management on progress, risks, and budgets.

Overview

INITIA Group SG is seeking an experienced and results-driven Head of Project Management to lead the planning, execution, and delivery of our Retail and F&B renovation, fit-out, and new outlet development projects across Malaysia.

This is a senior leadership role responsible for overseeing projects from concept and design development through construction, renovation, fit-out, and final handover. The ideal candidate will have strong technical and commercial knowledge, excellent project leadership capabilities, and extensive experience managing retail or F&B projects in a fast-paced and expanding business environment.

Core Responsibilities

Overview & lead the end-to-end execution of retail and F&B renovation, fit-out, and new outlet projects.

Oversee multiple projects simultaneously, ensuring delivery within agreed timelines, budgets, and quality standards.

Develop and manage project plans, schedules, budgets, milestones, resources, and deliverables.

Coordinate closely with architects, interior designers, consultants, contractors, suppliers, landlords, and internal teams.

Review project designs, drawings, specifications, quotations, budgets, and construction plans.

Lead contractor and vendor selection, negotiation, appointment, and performance management.

Monitor project costs, variation orders, procurement, and overall budget utilization.

Conduct regular site inspections to monitor construction progress, workmanship, and project quality.

Identify and resolve project risks, delays, technical issues, and operational challenges.

Ensure renovation and fit-out works comply with relevant building, safety, regulatory, and landlord requirements.

Coordinate with Operations, Procurement, Finance, and other departments to ensure projects meet business and outlet requirements.

Oversee defect rectification, testing, commissioning, and final project handover.

Provide regular updates to senior management on project progress, budget, risks, and key issues.

Develop and improve project management processes, standards, and best practices across the Group.

Lead, mentor, and develop the Project Management team.

Support INITIA Group's expansion strategy through effective project planning and execution.

Job Specifications

Bachelor’s Degree or Diploma in Project Management, Construction Management, Civil Engineering, Architecture, Interior Design, Quantity Surveying, or a related field.

Minimum 10 years of relevant project management or Fit-out work experience.

Strong experience in Retail / F&B renovation and fit-out projects is highly preferred.

Proven track record managing projects from concept, design, renovation, construction, fit-out to completion and handover.

Strong knowledge of construction, renovation, interior fit-out, M&E, and building services.

Experienced in managing contractors, consultants, suppliers, landlords, and multiple stakeholders.

Strong knowledge of project budgeting, cost control, procurement, contracts, and project scheduling.

Strong understanding of construction drawings, technical specifications, and project documentation.

Experience in new outlet openings, retail expansion, or commercial development is an advantage.

Strong leadership, negotiation, communication, and problem-solving skills.

Highly organized, commercially aware, and able to manage multiple projects under tight deadlines.

Strong ability to lead and develop a project management team.

Willing to travel between project sites and outlets across Malaysia.
