Job description

We are seeking an experienced and highly motivated Senior Project Architect to join our Property Development team. The successful candidate will play a key role in overseeing the architectural design and development of our property projects from concept and planning through authority approval, tender, construction, and completion. This position is ideal for an architect who combines strong design capability, technical knowledge, project coordination skills, and commercial awareness, and who is comfortable working closely with consultants, contractors, authorities, sales & marketing teams, and senior management.

Key Responsibilities

• Lead and manage architectural design development from concept design through construction and project completion.
• Review architectural concepts, layouts, plans, specifications, materials, and design proposals to ensure they meet the company's development objectives.
• Coordinate closely with Architects, Engineers, Interior Designers, Landscape Architects, Quantity Surveyors and other consultants.
• Manage and monitor consultants' design deliverables, timelines, submissions, and overall performance.
• Review architectural drawings and technical details to ensure design quality, buildability, functionality, compliance, and cost effectiveness.
• Coordinate and follow up on planning approvals, Development Orders, Building Plan submissions and other relevant authority requirements.
• Liaise with local authorities and consultants to resolve approval, compliance, and technical matters.
• Work closely with the Project and Construction teams to resolve design discrepancies and site-related technical issues.
• Conduct regular design coordination meetings, consultant meetings, and site inspections.
• Review shop drawings, material samples, mock-ups, RFIs, variation proposals, and technical submissions where required.
• Ensure architectural works comply with approved drawings, specifications, statutory requirements, and the company's quality standards.
• Identify potential design or coordination issues early and recommend practical solutions to minimise delays, variations, and unnecessary costs.
• Work closely with Sales & Marketing teams to ensure product design, unit layouts, common facilities, façade treatments, and specifications are aligned with market positioning and customer expectations.
• Participate in product development studies and provide architectural input for new development opportunities.
• Support value engineering exercises while maintaining the project's design intent and overall product quality.
• Monitor project progress against approved design schedules and highlight potential risks to Management.
• Mentor and provide technical guidance to junior architects, designers, and project team members where applicable.
• Carry out other project and development-related duties assigned by Management.

Requirements

• Bachelor's or Master's Degree in Architecture or equivalent recognized qualification.
• Preferably a registered Architect / relevant professional registration or currently progressing towards professional registration.
• Minimum 8–10 years of relevant working experience, preferably with exposure to property development and/or established architectural consultancy practices.
• Strong experience in residential, high-rise, mixed-development, commercial, landed development, or similar property projects will be an advantage.
• Good understanding of the complete property development and architectural process, including planning, authority submissions, tender, construction, and handover.
• Strong knowledge of local authority requirements, building regulations, UBBL and relevant statutory guidelines.
• Strong technical knowledge in architectural detailing, construction methods, materials, and building systems.
• Proficient in AutoCAD and relevant architectural/design software. Knowledge of Revit / BIM, SketchUp or other 3D software will be an added advantage.
• Strong design sense with the ability to balance aesthetics, functionality, cost, marketability, and buildability.
• Excellent coordination, problem-solving, analytical, and decision-making skills.
• Able to manage multiple consultants, priorities, deadlines, and projects effectively.
• Strong communication and interpersonal skills with the confidence to engage consultants, contractors, authorities, and senior management.
• Independent, proactive, detail-oriented, responsible, and results-driven.
• Willing to travel to project sites when required.
