Job summary

OCS is seeking an on-site engineer in Nusajaya, Malaysia to maintain and monitor mechanical systems including ACMV, pumps, cooling towers, and related equipment. The role requires adherence to PPM/RM processes, collaboration with internal teams and Client representatives, and active participation in shutdowns or major activities.

The ideal candidate has an engineering/technical degree, strong thermodynamics and fluid mechanics background, and at least 2 years?O&M experience with ACMV systems in

Qualifications

  • Degree in Engineering/Science/Facilities Management or related technical field.
  • Strong fundamentals in Thermodynamics and Fluid Mechanics.
  • Minimum 2 years O&M experience with ACMV systems in critical facilities, or 3 years in other facilities.
  • Familiar with O&M related MEPF terms and units (ACMV, CDA, CRAC, TX; PPM, PSI).
  • Self-driven, innovative, able to complete tasks in output-based environment.
  • Willing to standby and respond outside office hours.
  • Proficient with MS Office (Word, Excel, PowerPoint).

Responsibilities

  • Comply with Client’s process flows on PPM and Reactive Maintenance (RM).
  • Develop and/or review Method of Procedure (MOPs) for equipment and/or systems for which PPM or RM is to be executed; collaborate with internal team and Client representatives.
  • Manage, track and ensure timely deliverables of both OCS-appointed and client/vendor teams.
  • Collaborate with CMMS Engineer and Admin Executive on-site to ensure documentation processes are followed.
  • Participate in shutdowns and major activities, including weekends or public holidays.
  • Prepare daily/weekly updates and monthly report summaries from site walks.
  • Repair and perform preventive maintenance on CRAHs, AHUs, Chillers, Pumps, Cooling Towers, Plumbing and Insulation.
  • Troubleshoot defects and maintain a snags list with rectification plans.
  • Perform daily inspections of critical equipment.
  • Support incident response and mitigation.
  • Monitor critical power, cooling/environmental and facilities to meet uptime service levels.

In this role, the successful applicant will function as part of the on-site team to ensure timely and quality deliverables of services rendered by OCS to its Client. The successful applicant will function as the focal point accountable for Mechanical Systems that cover:

  • Water-side equipment: Chillers, buffer tanks, chilled and condenser pumpsets, cooling towers, sand filtration units, CDU, reticulation network, electrical panels
  • Mechanical Systems: Ventilation fans, make-up water system, rainwater and domestic water pumps, electrical panels
  • Auxiliary components: Valves, dampers, strainers, etc
Key Responsibilities / Accountabilities

1) Comply with Client’s process flows on PPM and Reactive Maintenance (RM)

2) Develop and/or review Method of Procedure (MOPs) document for equipment and/or systems for which PPM or RM is to be executed. This will require close collaboration with both internal team members and with Client representative(s)

3) Manage, track and ensure timely deliverables of both OCS appointed and managed (i.e, Client’s vendor who is assigned to OCS to manage) vendors

4) Collaborate closely with internal team members to ensure internal (OCS) and external (Client) documentation processes are adhered to at all times, In particular, this will require close collaboration with the CMMS Engineer and Admin Executive of OCS at site

5) Actively participate in any shutdown and/or major activity that may only be allowed to take place on weekends or on Public Holidays

6) Prepare daily/ weekly updates and monthly report summaries as necessary. This will require daily site walks and verification (refer point no. 5 above) as part of the preparation process.

7) Repair and perform preventive maintenance on CRAHs, AHUs, Chillers, Pumps, Cooling Towers, Plumbing, and Insulation

8) Troubleshoot defective equipment and maintain a snags list of defects that cover specific issues and proposed rectification plans

9) Perform daily inspections of the critical equipment

10) Supports incident response and mitigation

11) Monitor critical power, cooling/environmental & support systems and facilities to meet or exceed up-time service levels

Qualification Requirement

The individual whom we seek should possess the following:

1) Degree in any Engineering / Science / Facilities Management or other technical field of study

2) Highly analytical and possess strong fundamentals and comprehension of Thermodynamics and Fluid Mechanics

3) Possesses at least 2 years of O&M experience handling ACMV systems in critical facilities (preferably Electrical and Electronics) or 3 years in other facilities

4) Highly familiar with O&M related MEPF system jargons (eg, ACMV, CDA, CRAC, TX, etc) and units of measurement (eg, PPM, PSI, etc)

5) Self-driven, innovative and independently drive assigned tasks to satisfactory completion in an output-based environment. Proactive in identifying issues and developing solutions to overcome them

6) Ability to be on standby and respond outside of office hours

7) Highly adept with MS Office suite (word, excel, powerPoint)
