IOI Properties Group Berhad in Malaysia is seeking a Manager, Corporate Development & Investment to lead the sourcing, evaluation, and execution of investment and divestment opportunities. You will develop asset management strategies and collaborate with internal and external stakeholders to drive growth.

Qualifications

• Degree in Accounting or professional qualification (ACCA/CIMA/CPA).
• At least 10 years of experience in corporate development and investment with a proven track record in deal sourcing and execution.
• Background in the Property or Real Estate industry, preferably from Developer or REITs.
• Comprehensive understanding of real estate and financial markets.
• Strong analytical and critical thinking skills, resourceful and business acumen.
• Proficiency in building financial models for performance analysis, valuation modelling, feasibility studies and market research.
• Ability to work independently as well as collaboratively in a fast-paced environment.

Key Accountabilities, Responsibilities and Duties

Source, identify, evaluate, and execute investment and divestment opportunities through financial analysis, market research, due diligence, feasibility studies, valuation, financial modelling, and transaction structuring to support strategic growth and value creation.

Develop and implement investment and asset management strategies while maintaining a robust pipeline of proprietary and brokered opportunities, ensuring alignment with the Company's financial objectives and risk appetite.

Collaborate with internal stakeholders and external advisors to conduct due diligence, prepare transaction documentation, and facilitate the successful execution of investment and divestment transactions.

Monitor, evaluate, and optimize the performance of investment portfolios and assets against budgets, business plans, historical performance, and industry benchmarks, recommending strategic actions to enhance returns and long-term value creation.

Prepare investment papers, business proposals, board presentations, portfolio reviews, and periodic management reports, including financial modelling, sensitivity analysis, KPI tracking, and performance assessments.

Conduct real estate, financial market, and macroeconomic research, manage market intelligence and databases, and provide actionable insights to support investment decisions, business strategy development, and feasibility assessments.

Assess, monitor, and mitigate investment and portfolio risks through ongoing analysis of financial statements, market conditions, asset performance, and emerging industry trends.

Engage with stakeholders to review business performance, identify opportunities and challenges, provide regular portfolio updates, and develop strategies to improve operational and financial outcomes.

Continuously enhance investment evaluation, deal sourcing, portfolio management, and reporting processes by adopting best practices, leveraging financial analytics, and implementing technology-driven solutions to improve efficiency and decision-making.

Person Specification

Degree in Accounting or Professional qualification (ACCA/CIMA/CPA member)

At least 10 years of experience in corporate development and investment with a proven track record in deal sourcing and execution. Must have a background in the Property or Real Estate Industry, preferably from Developer or REITs

Comprehensive understanding of real estate and financial markets

Strong analytical and critical thinking skills, resourceful and business acumen

Proficiency in building financial models for performance analysis, valuation modelling, feasibility studies and market research

Ability to work independently as well as collaboratively in a fast-paced environment

Excellent project management skills and the ability to multi-task effectively

Strong command of written and oral English with effective communication and presentation skills
