Hektar Property Services Sdn Bhd, via Wetex Parade, is seeking an Assistant Manager to lead the Leasing function, aiming to maximize occupancy, rental income and overall mall performance. You will develop leasing strategies, strengthen the tenant mix including retail, F&B and services, and maintain productive landlord-tenant relationships.

Competenze

• Bachelor’s Degree in Business Administration, Real Estate, Property Management, Marketing or a related field.
• Minimum 5 years of relevant working experience in shopping mall leasing, retail property leasing or commercial property management; candidates with team-leading or supervisory experience will have an added advantage.
• Proven experience in tenant prospecting, lease negotiations, tenancy renewals and tenant relationship management.
• Strong understanding of shopping mall leasing practices, tenant mix planning, rental structures and the Malaysian retail market.

Mansioni

• Develop, recommend and implement leasing strategies for Wetex Parade in line with the approved business plan, leasing budget and positioning of the Mall.
• Plan and continuously review the tenant mix, trade mix and space utilization to strengthen the Mall’s attractiveness, traffic and rental performance.
• Monitor occupancy, vacancies, tenancy expiry profiles and leasing pipeline, and take proactive action to minimize vacancy periods.
• Lead negotiations for new leases, renewals, relocations, expansions, restructuring and termination matters within approved commercial parameters and authority limits.
• Prepare and recommend commercial terms including rental rates, tenancy period and other tenancy conditions for Management approval.
• Ensure Letters of Offer, tenancy agreements and supporting documents are accurately prepared and executed within the required timeline.
• Maintain regular engagement with tenants to understand business performance and future requirements.
• Lead, guide and coach the Leasing Team to ensure effective prospecting, follow-up, documentation and achievement of departmental targets.
