Job summary

WiseNet Asia Pte Ltd is seeking a General Manager to take full accountability for the mall's overall management, profitability and strategic direction across Leasing, Marketing, Operations, and tenant relations. You will drive revenue growth, optimize tenant mix, ensure HSSE compliance, and lead a large team toward delivering a premier lifestyle and retail destination for shoppers and tenants.

Qualifications

• Bachelor’s degree in Business Administration or Real Estate Management or related field.
• 20+ years of experience in retail mall management, property management, or commercial real estate.
• 5+ years in a senior management role with a proven track record in revenue growth and tenancy optimization.
• Strong strategic thinking, business acumen, and opportunity identification.
• Excellent leadership, people management, and stakeholder engagement skills.
• Strong financial management including budgeting, forecasting, and P&L oversight.
• Good understanding of mall operations, leasing, marketing strategies, and HSSE compliance.
• Excellent communication and negotiation skills, with high integrity and professionalism.

Responsibilities

The Role:

The General Manager holds full accountability for the overall management, profitability, and strategic direction of the mall. This includes driving revenue growth, maintaining operational excellence, optimizing tenant mix, and ensuring a superior customer experience. Main Responsibilities:

• Oversee all mall functions including Leasing, Marketing, Operations, HSSE, Tenancy, Finance, IT, and HRA.
• Monitor financial performance, occupancy rates, and marketing ROI, initiating corrective actions where necessary.
• Oversee the mall’s leasing strategy, ensuring an optimal tenant mix that aligns with market trends and enhances the mall’s positioning.
• Lead tenant sourcing, negotiations, and lease finalization to achieve targeted occupancy and rental yields
• Oversee the mall’s overall marketing direction, ensuring strong brand positioning, consistent public communication, and effective promotional strategies.
• Ensure smooth day‑to‑day mall operations, providing a safe, clean, and pleasant environment for shoppers and tenants.
• Ensure full compliance with health, safety, and environmental (HSE) regulations, policies, and best practices across all mall operations.
• Drive the mall’s financial performance through effective revenue management, cost optimization, and budgetary control.
• Oversee the mall’s IT infrastructure, systems, and network operations to ensure uninterrupted service.
• Oversee HR policies, staff welfare, and employee engagement initiatives to promote a positive workplace culture.

Requirements:

• Possess a Bachelor Degree in Business Administration, Real Estate Management, or a related discipline.
• Minimum 20 years of relevant working experience in retail mall management, property management, or commercial real estate, with at least 5 years in a senior management role.
• Proven track record in driving revenue growth, optimizing tenancy mix, and enhancing overall mall performance.
• Strong strategic thinking, business acumen, and ability to identify new business opportunities.
• Excellent leadership and people management skills with the ability to inspire and leading large team.
• Strong financial management capabilities, including budgeting, forecasting, and P&L oversight.
• Sound understanding of mall operations, leasing processes, marketing strategies, and HSSE compliance.
• Excellent communication, negotiation, and stakeholders’ management skills.
• High degree of integrity, professionalism, and resilience in managing complex operational challenges.
