Job summary

K.K.I.P. SDN. BHD. is seeking a Maintenance Technician based in Sabah to conduct routine and preventive maintenance on building facilities, fittings and mechanical systems. The role covers inspections, repairs, fabrication and compliance with safety procedures.

You will attend to complaints, assist with major repairs, document activities and support events requiring facilities maintenance. Ongoing training and a safe, collaborative workplace are provided.

Responsibilities

• Carry out routine inspection, maintenance and repair of building facilities, fittings and equipment.
• Perform repair and replacement works involving doors, locks, hinges, handles, pipes, fittings, ceilings and partitions.
• Attend to maintenance complaints, breakdowns and repair requests within the assigned area.
• Identify defects and recommend corrective actions.
• Ensure all maintenance works are completed properly, safely and within the required timeframe.
• Carry out basic maintenance and repair of mechanical equipment and building systems.
• Perform minor plumbing works, including repair of leaking pipes, taps, valves, toilets, water fittings and drainage systems.
• Inspect and maintain pumps, valves, pipework and related mechanical components.
• Assist contractors or specialised technicians during major repair and maintenance works.
• Carry out scheduled preventive maintenance according to the approved maintenance programme.
• Inspect equipment, fittings and facilities for signs of wear, damage or potential failure.
• Record maintenance activities, defects, repairs and replacement of parts.
• Ensure tools, equipment and spare parts required for maintenance work are properly maintained and available.
• Perform cutting, drilling, grinding, assembling and fitting of metal or other materials where required.
• Carry out minor welding and fabrication works, subject to competency and safety requirements.
• Install and adjust brackets, supports, frames, guards, fixtures and other components.
• Ensure completed fittings are secure, properly aligned and safe for use.
• Comply with all company safety procedures, work instructions and applicable regulations.
• Use appropriate Personal Protective Equipment (PPE) when carrying out maintenance work.
• Ensure tools and equipment are used safely and properly maintained.
• Report unsafe conditions, hazards, defects or incidents immediately to the supervisor.
• Maintain a clean and safe working area after completion of maintenance activities.
• Record daily maintenance activities, work orders, inspections and repair works.
• Report recurring defects, major breakdowns and maintenance issues to the supervisor.
• Assist in maintaining accurate records of equipment, facilities and maintenance history.
• Provide feedback on materials, spare parts and tools required for maintenance activities.
• Assist in building inspection, emergency repair and maintenance activities when required.
• Support events, functions, exhibitions and other company activities requiring facilities or maintenance assistance.
• Assist other maintenance personnel in carrying out electrical, mechanical, civil or general building maintenance works, within the employee's competency.
• Perform any other duties and responsibilities as assigned by the Management or immediate superior.

Job description

To carry out routine and preventive maintenance, repair, installation, inspection and troubleshooting of building facilities, fittings, fixtures and related mechanical systems to ensure that the building and its facilities remain safe, functional and in good operating condition.

3. Key Responsibilities

A. Building Maintenance

• Carry out routine inspection, maintenance and repair of building facilities, fittings, fixtures and equipment.

• Perform repair and replacement works involving doors, locks, hinges, handles, brackets, pipes, fittings, ceilings, partitions and other building components.

• Conduct minor fabrication, fitting, installation and adjustment works as required.

• Attend to maintenance complaints, breakdowns and repair requests within the assigned area.

• Identify defects and recommend appropriate corrective actions.

• Ensure all maintenance works are completed properly, safely and within the required timeframe.

B. Mechanical & Plumbing Maintenance

• Carry out basic maintenance and repair of mechanical equipment and building systems.

• Perform minor plumbing works, including repair of leaking pipes, taps, valves, toilets, water fittings and drainage systems.

• Inspect and maintain pumps, valves, pipework and related mechanical components.

• Assist contractors or specialised technicians during major repair and maintenance works.

C. Preventive Maintenance

• Carry out scheduled preventive maintenance according to the approved maintenance programme.

• Inspect equipment, fittings and facilities for signs of wear, damage or potential failure.

• Record maintenance activities, defects, repairs and replacement of parts.

• Ensure tools, equipment and spare parts required for maintenance work are properly maintained and available.

D. Fabrication & Fitting Works
