Job summary

Sunway Malls in Malaysia is seeking a Billing & Revenue Specialist to oversee the timely recognition of rental income, service charges, utilities, and other revenue streams across the Sunway mall network.

You will coordinate with leasing and tenancy management teams to ensure accurate invoicing, reflect current lease terms, and manage supplementary charges. The role supports forecasting, budgeting, and audit-ready documentation in a centralized finance function.

Qualifications

• Diploma or degree in finance, accounting, business administration, or a related field.
• 1–2 years of relevant experience in finance, credit control, accounts receivable, or property billing preferred
• Experience with YARDI or other property management/ERP systems is a distinct advantage
• Fresh graduates with strong financial aptitude, attention to detail, and a proactive mindset can be considered
• Based at Sunway Pyramid, Bandar Sunway.
• Strong reconciliation and billing precision with zero tolerance for avoidable errors
• Ability to identify trends and revenue variances
• Takes responsibility for deliverables end-to-end without requiring close supervision

Responsibilities

• Oversee revenue recognition and billing for rental income, service charges, utilities, promotional revenue, and other sources.
• Ensure all revenue streams are billed, tracked, and collected on schedule.
• Support forecasting and budgeting of mall revenue based on tenancy schedules and historical trends.
• Monitor trends in income performance and highlight revenue leakage or underperformance.
• Prepare monthly revenue reports, AR aging analyses, and variance reports for management review.
• Assist in month-end and year-end closing activities related to revenue recognition and AR.
• Contribute to cash flow planning by supporting revenue projections and collection forecasting.
• Identify reporting anomalies and elevate with proposed resolutions.

Job description

• Oversee the accurate and timely recognition of rental income, service charges, utilities, promotional income, and other revenue sources.
• Ensure all revenue streams are properly billed, tracked, and collected.
• Support forecasting and budgeting of mall revenue based on tenancy schedules and historical trends.
• Monitor trends in income performance and highlight any revenue leakage or underperformance.

2. Billing & Invoicing

• Prepare and issue rental and ad hoc billing invoices accurately and on schedule in accordance with tenancy agreements
• Coordinate with leasing and tenancy management teams to ensure billing reflects current lease terms, occupancy status, and applicable turnover-based rent calculations
• Manage timely billing of supplementary charges including utilities, marketing levies, reinstatement costs, and promotion/lightbox fees
• Maintain billing accuracy through regular reconciliation of tenancy records against system data

3. Reporting & Analysis

• Prepare monthly revenue reports, accounts receivable ageing analysis, collection performance summaries, and variance reports for management review
• Assist in month-end and year-end financial closing activities related to revenue recognition and accounts receivable
• Contribute to cash flow planning by supporting revenue projections and collection forecasting
• Identify reporting anomalies and elevate with proposed resolutions rather than observations alone

4. Compliance & Documentation

• Ensure full compliance with accounting standards, internal control frameworks, and audit requirements
• Maintain complete and accurate records and audit trails for all billing transactions, collection activities, and tenant correspondence
• Support internal and external audit processes by providing timely, well‑organised documentation
• Uphold data integrity across billing and payment systems at all times

5. Stakeholder Coordination

• Serve as a professional point of contact for tenant billing enquiries, resolving disputes promptly and maintaining positive tenant relationships
• Collaborate effectively with mall finance teams, leasing, operations, and the broader centralised finance function
• Support process improvement initiatives aimed at enhancing billing efficiency, automation, and standardization across the network

Job Requirements:
