Job summary

Sunway Malls seeks a finance professional to manage revenue recognition and tenancy billing across its mall network. You will ensure accurate recognition of rental income, service charges, and other revenue, while coordinating with leasing to reflect current terms and occupancy.

You will also prepare monthly revenue reports, AR aging analyses, and support month-end close, contributing to cash flow forecasting and process improvements across the centralized finance function.

Qualifications

• Diploma or Degree in Finance, Accounting, Business Administration, or a related field.
• 1-2 years of relevant experience in finance, credit control, accounts receivable, or property billing preferred.
• Experience with YARDI or other property management / ERP systems is a distinct advantage.
• Fresh graduates with less than one year experience with strong financial aptitude, attention to detail, and a proactive mindset can be considered.

Job description

Sunway Malls is one of Malaysia's leading retail mall operators, managing a diverse portfolio of malls. This role sits at the heart of our centralised finance operation, supporting revenue integrity and billing excellence across the Sunway Malls network.

1. Revenue & Income Management

Oversee the accurate and timely recognition of rental income, service charges, utilities, promotional income, and other revenue sources.

Ensure all revenue streams are properly billed, tracked, and collected.

Support forecasting and budgeting of mall revenue based on tenancy schedules and historical trends.

Monitor trends in income performance and highlight any revenue leakage or underperformance.

2. Billing & Invoicing

Prepare and issue rental and ad hoc billing invoices accurately and on schedule in accordance with tenancy agreements

Coordinate with leasing and tenancy management teams to ensure billing reflects current lease terms, occupancy status, and applicable turnover-based rent calculations

Manage timely billing of supplementary charges including utilities, marketing levies, reinstatement costs, and promotion/lightbox fees

Maintain billing accuracy through regular reconciliation of tenancy records against system data

3. Reporting & Analysis

Prepare monthly revenue reports, accounts receivable ageing analysis, collection performance summaries, and variance reports for management review

Assist in month-end and year-end financial closing activities related to revenue recognition and accounts receivable

Contribute to cash flow planning by supporting revenue projections and collection forecasting

Identify reporting anomalies and elevate with proposed resolutions rather than observations alone

4. Compliance, Controls & Documentation

Ensure full compliance with accounting standards, internal control frameworks, and audit requirements

Maintain complete and accurate records and audit trails for all billing transactions, collection activities, and tenant correspondence

Support internal and external audit processes by providing timely, well-organised documentation

Uphold data integrity across billing and payment systems at all times

5. Stakeholder Coordination

Serve as a professional point of contact for tenant billing enquiries, resolving disputes promptly and maintaining positive tenant relationships

Collaborate effectively with mall finance teams, leasing, operations, and the broader centralised finance function

Support process improvement initiatives aimed at enhancing billing efficiency, automation, and standardisation across the network

Qualifications & Experience

Diploma or Degree in Finance, Accounting, Business Administration, or a related field

1-2 years of relevant experience in finance, credit control, accounts receivable, or property billing preferred

Experience with YARDI or other property management / ERP systems is a distinct advantage

Fresh graduates with less than one year experience with strong financial aptitude, attention to detail, and a proactive mindset can be considered

Willing to be based at Sunway Pyramid, Bandar Sunway.

Strong reconciliation and billing precision with zero tolerance for avoidable errors

Ability to identify trends and revenue variances

Takes responsibility for deliverables end-to-end without requiring close supervision
