Job summary

Setia Awan is seeking an experienced Project/Cost Manager to lead contract administration for multiple development projects in Malaysia. You will oversee pre-tender, tender, post-contract and final accounts, ensuring compliance with SOPs and approved budgets.

You will verify contractor registrations, monitor cost, reduce variations, and drive timely delivery with high quality. Strong communication and leadership are essential for cross-functional teamwork.

Qualifications

• Candidate must possess at least Diploma, Advanced/ Higher/ Graduate Diploma, Bachelor's Degree in Quantity Surveying, or any technical degree related to property development.
• At least 6 year(s) of related working experience for Managerial position (project or property management/industry)
• Experience in property developer/ real estate is an advantage.
• Strong communications and interpersonal skills.

Responsibilities

• Responsible for all aspects related to technical and contractual matters for all assigned projects, including pre tender and tender exercise, post contract and final account.
• Verify all appointment of construction contractors and ensure SOP compliance.
• Control construction costs and minimise variation orders.
• Verify and check registration of construction contractors and suppliers.
• Ensure projects are completed on time within approved budget and quality standards.
• Identify project components based on feasibility and financial studies while optimizing resources.
• Identify cost-saving opportunities for projects.
• Ensure project monitoring systems comply with ISO standards and design requirements.
• Foster cohesive teamwork and alignment within the Project Team and management.
• Implement and comply with quality, safety, health and environment standards.

Job description

• Responsible for all aspects related to technical and contractual matters for all assigned projects. This is including pre tender and tender exercise, post contract and final account. Verify all appointment of construction contractors.


• Ensuring all contract management is in accordance to the standard operating procedure and to secure management's approval.


• Ensuring proper control on construction cost and to avoid any variation orders.


• Verifying and checking of the registration of construction contractors and suppliers.


• Ensuring projects are implemented and completed on time within approved budget. Ensuring acceptable quality of product with minimum defects from assigned projects.


• Identify project components based on feasibility and financial studies whilst utilizing optimal available resources.


• Ensuring cost saving for projects.


• Ensuring projects monitoring system is complies fully with ISO standard, specification and design.


• Ensure a cohesive working synergy, remains on track and in the right frame of mind among the Project Team for the company to grow and move forward as one entity.


• Accountable for the implementation and compliance to the approved quality, occupational safety, health and environment standards towards meeting customers' expectations and fulfilling regulatory requirements


• Undertakes any other tasks and assignments as directed by the Management.

Education, Experience and Skill Requirements:

• Candidate must possess at least Diploma, Advanced/ Higher/ Graduate Diploma, Bachelor's Degree in Quantity Surveying, or any technical degree related to property development.


• At least 6 year(s) of related working experience for Managerial position preferably in project or property management/industry.


• Candidate with experience in property developer/ real estate is an advantage for this position.
