What you will be doing (Key Responsibilities)
- Procurement and tendering: Manage pre-qualification, tendering, evaluation, price comparisons, rate negotiations, and contract awards for contractors, subcontractors, and consultants.
- Tender documentation: Prepare tender packages, Bills of Quantities, conditions of contract, scope specifications, and formal contract documentation using relevant standard or bespoke contract forms.
- Contract administration: Administer post-award contracts, monitor obligations and milestones, interpret contractual terms, and advise project and execution teams on compliance.
- Commercial control: Review interim payment applications, progress valuations, retention releases, variation orders, monthly cost value reconciliations, forecasts, cash flow projections, and final accounts.
- Claims and notices: Evaluate Extension of Time, Loss and Expense, liquidated damages, and variation claims, and prepare contractual notices, formal correspondence, counterclaims, and determinations within required timeframes.
- Risk and disputes: Identify contractual and cost risks, develop mitigation strategies, and coordinate with legal counsel and executive management on mediation, adjudication, arbitration, and other dispute resolution processes.
- Close-out management: Manage subcontract close-outs, defect liability periods, final certificate issuance, and the release of performance bonds and retentions.
What do we need from you (Job Requirements)
- Bachelor’s degree in Quantity Surveying, Construction Management, Building, Law, or a related field.
- Minimum 7–10 years of experience in contract administration, commercial management, or quantity surveying within property development, main contracting, or a related construction environment.
- Experience working on major or complex building projects.
- Working knowledge of standard construction contracts, including PAM 2006/2018, FIDIC, REDAS, PWD/JKR, or bespoke agreements.
- Knowledge of applicable construction payment and adjudication legislation, including CIPAA where relevant.
- Experience preparing tender documentation, Bills of Quantities, contract documents, contractual notices, claims assessments, and formal correspondence.
- Experience reviewing payment applications, valuations, variations, cost reconciliations, forecasts, final accounts, and contract close-outs.
- Professional accreditation such as RISM, RICS, or CIOB is advantageous.
