Job summary

Eric & Co Property Management Sdn Bhd in Kuala Lumpur is seeking a Building Manager to oversee multiple properties, ensuring maintenance, security and efficient service delivery. You will plan, implement and supervise operations to uphold high standards across sites.

The role requires familiarity with the Strata Management Act, strong staff supervision, financial oversight and effective communication with owners and tenants.

Responsibilities

• Overall charge for planning, implementation, supervision and management of all buildings under your charge.
• Ensure buildings are well maintained, properly run, clean and secure.
• Overall supervision of site staff.
• Familiar with Strata Management Act and compliance.
• Implement building management systems including preventive maintenance.
• Maintain strata roll and records for owners/tenants incl. sale/purchase and tenancy agreements.
• Manage finances: cash flow, expenses scheduling and forecasting financial health.
• Attend tribunals and defaulter meetings.
• Ensure adequate building insurance coverage.
• Conduct building and service audits.
• Oversee security.
• Oversee safety and health compliance.
• Prepare ad-hoc, monthly and annual reports for clients.
• Manage site staff and contractors.
• Collect fees and monitor operating costs.
• Uphold professional conduct and ethics.
• Comply with Code of Ethics and Rules for Valuers and Estate Agents.

Job description

• To be overall in charge of and directly responsible for the planning, implementation, supervision and manage all of the buildings in your charge
• To ensure that the building is well maintained, properly run, clean and secure
• To be overall responsible for supervision of the staff
• Familiar with and take actions strictly according to the Strata Management Act
• To be conversant in:
• Writing good and effective correspondence;
• Formulating and implementing with guidance and assistance from your superiors the following:
• Building management systems (including Preventive Maintenance Program)
• Record New Owners and Tenants by maintaining Strata Roll, Sales & Purchase Agreement, Tenancy Agreement.
• Financial Management by maintaining adequate cash flow, scheduling expenses and forecast financial health of building
• Attend tribunals meeting for disputed cases and defaulters matters
• Insurance Management by making sure the coverage is adequate for building
• Building and Service Audit
• Security
• Safety and Health issues
• Reporting to clients on ad-hoc, monthly & annual basis
• Management of site staff & contractors.
• Collect fees and control operational costs when appropriate.
• Uphold a good personal image and conduct.
• Abide and be guided by the Code of Ethics, Guidelines and Rules and Regulations for Valuers and Estate Agents.
