Job summary

Vam Property Management in Selangor is seeking a hands-on Building Manager to oversee daily operations of the property. You will ensure occupants’ safety, supervise cleaning and maintenance, and manage access control and security.

You will coordinate service providers, prepare reports for the Joint Management Body, address owner and tenant feedback, and help implement building policies to keep the property compliant and well-run.

Responsibilities

• Oversee occupant safety by ensuring building is hazard-free.
• Supervise janitorial and groundskeeping staff to ensure proper cleaning and upkeep.
• Oversee maintenance and repair of electrical and plumbing installations.
• Carry out assessment of a buildings' security team to ensure readiness against security challenges.
• Evaluate the functionality of fire safety equipment and systems to resist fire outbreaks.
• Monitor service providers to ensure compliance with job scope and local by-laws.
• Attend to owners/ tenants' feedback or complaints and propose remedies.
• Set and implement building policies and regulations for tenant behavior.
• Prepare and present accounting and management reports to JMB/MC.
• Assist emergency response teams in locating building sections, evacuating occupants, and containing emergencies.
• Coordinate room arrangement during major events.
• Attend JMB/MC meetings to provide insights for decisions about building management.
• Offer recommendations to JMB/MC on strategies for smooth operation.
• Oversee opening/closing of the building to regulate access.
• Handle all related building matters as needed.
• Any other assignments at the discretion of the Company from time to time.

1. 1. Oversee the safety of occupants by ensuring building is free from hazard.
2. 2. Supervise the activities of janitorial and groundskeeping staff to ensure delivery of proper cleaning and upkeep services.
3. 3. Oversee the maintenance and repair of building facilities such as electrical and plumbing installations.
4. 4. Carry out assessment of a buildings' security team to ensure they are well poised to combat any arising security challenge.
5. 5. Evaluate the functionality of fire quelling equipment and systems to ensure they are operational and able to resist a fire outbreak.
6. 6. Monitor and ensure all service provider perform their job in accordance to the job scope and comply with local authority by-law.
7. 7. Attend to owners/ tenants' feedback or complaint and propose a justified remedy plan.
8. 8. Set and implement building policies and regulations useful in managing the general behavior of tenants/ occupants of an apartment.
9. 9. Prepare and present accounting and management reports to Joint Management Body (JMB)/ Management Cooperation (MC).
10. 10. Assist emergency response teams in locating building sections, evacuating occupants, and containing an emergency situation.
11. 11. Coordinate room arrangement during preparations for a conference or other major events.
12. 12. Attend JMB/ MC meetings to provide insights useful in making decisions relating to building management.
13. 13. Offer recommendations and advice to JMB/ MC on strategies and steps to take to ensure the smooth running of a building property.
14. 14. Oversee the opening and closing of a building to regulate building entrance/ exit.
15. 15. All matter that are related to the said building from time to time.
16. 16. Any other assignments written or verbal that may be assigned at the discretion of the Company from time to time.
