Job summary

Jora Malaysia is seeking an experienced Assistant Marcom & Leasing Manager to lead leasing and marketing communications for the mall, driving occupancy and rental income while building tenant partnerships.

Based in Sri Petaling, you will oversee end-to-end leasing processes, manage budgets, and deliver monthly leasing and tenant performance reports to senior management. A Bachelor’s degree and 4–6 years’ relevant experience are required.

Qualifications

• Minimum 4–6 years of relevant experience in leasing, property management, or retail marketing with 1–2 years in a supervisory role.

We are seeking an experienced and strategic Assistant Marcom & Leasing Manager to lead our leasing and marketing communications efforts at mall. This role is ideal for a proactive professional who thrives on driving occupancy, maximising rental income, and building strong tenant partnerships. You will play a key role in shaping the mall's tenant mix, managing leasing operations, and driving overall commercial performance.

Job Description

• Formulate and implement effective leasing strategies to maximise rental income and achieve target occupancy levels.
• Lead market research and benchmarking exercises to identify retail trends, rental rates, occupancy costs, and the optimal tenant mix.
• Manage all leasing enquiries, secure appointments, and drive the end-to-end process of identifying and securing new tenants.
• Lead lease negotiations for new leases, renewals, and tenancy agreements, ensuring favourable terms for the mall.
• Oversee the preparation, execution, and completion of all lease documents, while maintaining accurate leasing reports and schedules.
• Coordinate the entire tenant journey - from contract signing and space handover to fit-out commencement and trading launch.
• Ensure all tenant spaces meet the required delivery conditions and quality standards.
• Prepare and present monthly leasing reports and tenant performance reports to senior management.
• Develop and manage the annual rental budget and rental forecast, ensuring alignment with business targets.
• Address tenant concerns and operational issues promptly, providing clear timelines and effective solutions.
• Build and maintain strong relationships with prospective tenants, existing tenants, and key industry partners.
• Oversee the booking and management of mall promotion spaces to optimise revenue and footfall.
• Support the collections process to ensure timely rental payments.
• Provide leadership and guidance to the leasing team, fostering a high-performance culture.
• Undertake any other duties as assigned by the Shopping Mall Manager.

Job Requirements

• Bachelor's Degree in Business Administration, Marketing, Real Estate, Property Management, or a related discipline.
• Minimum 4-6 years of relevant experience in leasing, property management, or retail marketing, with at least 1-2 years in a supervisory or team lead capacity.
• Proven track record in lease negotiation, tenant acquisition, and achieving occupancy targets.
• Strong leadership, decision-making, and problem-solving skills.
• Excellent command of English and Bahasa Malaysia (both written and spoken); proficiency in Mandarin is an added advantage.
• Advanced proficiency in Microsoft Office applications and leasing management systems.
• Deep understanding of the retail property market, rental structures, and industry trends in Klang Valley.
• Strong financial acumen, with experience in budgeting, forecasting, and financial reporting.
• Excellent networking, presentation, and stakeholder management skills.
• Ability to thrive in a fast-paced, target-driven environment.
• Willing to work based in Sri Petaling.
