Job summary

BANDAR UTAMA CITY CENTRE SDN BHD is seeking a experienced Facilities Manager for its flagship mall, 1 Utama in Bandar Utama, Malaysia. You will oversee utilities, building services, and maintenance coordination to ensure seamless operations and tenant satisfaction.

The role requires 5–8 years in building facilities or related operations, with 2–3 years in supervision, and strong knowledge of local statutory requirements.

Qualifications

• 5–8 years of experience in building facilities, utilities or engineering operations.
• 2–3 years of supervisory or management experience.
• Good understanding of Malaysian statutory requirements and authorities (ST, BOMBA, SPAN, DOSH/JKKP, IWK, local authorities).
• Basic knowledge of accounting and financial management, managing OPEX/CAPEX budgets, reviewing invoices and contractor claims.

Responsibilities

• Ensure smooth continuity of utilities services and coordination with maintenance team.
• Monitor daily performance of utilities systems (Electricity, Water, Gas, HVAC, etc.).
• Coordinate scheduled preventive maintenance with relevant vendors and internal teams.
• Track utilities consumption trends and highlight variances to management.
• Coordinate utility maintenance activities with building technical team.
• Maintain and update utility asset and meter records.
• Review utility contracts & vendor performance.
• Liaise with tenants on utility provision and related queries.
• Assist in the preparation and management of annual OPEX and CAPEX budgets.
• Track utility incidents/issues and ensure timely resolution.
• Prepare management reports, operational updates and recommendations for improvement.

Job description

Requirement

Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Management or a related field.

Minimum 5–8 years of relevant experience in building facilities, utilities or engineering operations.

Minimum 2–3 years of supervisory or management experience.

Good understanding of Malaysian statutory requirements and authorities, including Suruhanjaya Tenaga (ST), BOMBA, SPAN, DOSH/JKKP, IWK and local authorities.

Basic knowledge of accounting and financial management, with the ability to manage OPEX/CAPEX budgets, monitor expenditure, review invoices and contractor claims, and perform basic cost analysis.

Willing to work on shift, weekends and public holidays where operational requirements dictate.
