Job summary

Jora Malaysia is seeking an Executive, Operations to support the Operations Manager in daily mall operations at Johor Bahru City Square. The role covers building services, security, safety, and tenant coordination to ensure smooth mall functioning.

Responsibilities include coordinating maintenance works, AEI projects, and vendor performance, monitoring utilities, ensuring regulatory compliance, and supporting safety drills and incident management.

Qualifications

• Diploma or degree in Electrical/Mechanical Engineering or related field.
• Minimum 5 years’ experience in technical facilities management (mall/commercial preferred).
• Hands-on knowledge of ACMV, electrical, lifts/escaliers, plumbing and car park systems.

Job Summary

Support the Operations Manager in managing daily mall operations, including maintenance, building services, security, housekeeping, utilities, safety and emergency procedures. Coordinate maintenance works, contractors, vendors and tenant fit-outs while ensuring compliance with regulations and mall requirements. Assist with AEI projects, monitor utility usage, prepare reports and SOPs, manage incidents and insurance documentation, and support other operational and administrative tasks as assigned.

Key Responsibilities

• 1.Operations Support Support the Operations Manager in the day-to-day management of mall operations, including both hard services (building services, mechanical & electrical systems) and soft services (security, housekeeping, pest control, waste management and landscaping)
• 2.Maintenance Coordination Assist in coordinating preventive, corrective and routine maintenance works for building services and facilities to ensure smooth daily operations of the mall.
• 3.Asset Enhancement Initiative (AEI) Coordination Work closely with the Operations Manager, Project team and contractors to coordinate operational requirements during AEI works and ensure minimal disruption to mall operations and tenants.
• 4.Contract & Vendor Coordination Assist in monitoring the performance of term contractors and service providers, ensuring works are carried out according to agreed KPIs, SLAs and contract requirements.
• 5.Utilities Monitoring Monitor and compile data on electricity, water and utilities consumption, and assist in analysing usage trends to support energy management initiatives. Candidates with chargeman A0 and above will have an advantage.
• 6.Statutory Compliance Support Assist in ensuring compliance with relevant statutory requirements and licensing matters involving authorities such as MBJB, BOMBA, Suruhanjaya Tenaga (ST), DOSH, KPDNHEP and PDRM, as well as utility providers including TNB, PBA, IWK and LPG suppliers.
• 7.Safety & Emergency Preparedness Support the implementation of Workplace Safety and Health (WSH) policies, emergency response plans and safety procedures including ERP/ERT drills, fire evacuation exercises and incident management.
• 8.Tenant Fit-Out Coordination Assist in reviewing tenant fit-out submissions, coordinating with consultants and contractors to ensure works comply with mall guidelines and are completed on schedule.
• 9.Operational Documentation & SOPs Assist in maintaining and implementing Standard Operating Procedures (SOPs) for mall operations and facilities management.
• 10.Reporting & Administration Prepare and compile operations reports, building circulars, work schedules and documentation for management review.
• 11.Incident Management Assist in the investigation and documentation of operational incidents, and coordinate follow-up actions where required.
• 12.Project & Contractor Monitoring Support the supervision of contractors and consultants for maintenance works and minor operational projects to ensure timely completion.
• 13.Insurance & Claims Support Assist in handling documentation and coordination for insurance claims and incident reports where necessary.
• 14.Other Duties Undertake any other duties assigned by the Operations Manager or Management.

Key Requirements

• Work Location: Johor Bahru City Square Mall.
• Diploma or Degree in Electrical / Mechanical Engineering or related field.
• Minimum 5 years experience in technical facilities management (mall/commercial preferred).
• Strong hands-on knowledge of ACMV, electrical, lifts/escalators, plumbing, and car park systems.
• Experience in AEI/project coordination will be an advantage.
• Proven ability to manage technicians and contractors.
• Able to work independently and respond to emergencies when required .
