AutoZone MX is seeking a Property Operations Manager to oversee lease administration, site operations, and regulatory compliance across all MX stores. The role emphasizes cost control, performance monitoring, and coordination with landlords, legal, and regional specialists to keep operations running smoothly.

The ideal candidate will manage budgets, monitor expenses, and drive process improvements to support timely store openings and ongoing store performance.

Responsabilidades

• Manages lease payment end to end process, including prepayments, lease increases authorization and audit according to lease agreements.
• Oversee property operations, liaising with landlords and commercial partners, addressing daily health, safety and environmental requests.
• Oversee day-to-day operations of all AutoZone MX properties, ensuring maintenance, safety and regulatory compliance.
• Maintain and verify properties are compliant with lease contracts and regulatory needs.
• Coordinate region specialists to resolve operational incidents and ensure timely completion of property management projects.
• Drive process improvement in Store Development, develop KPIs, and maintain performance databases for post-approval processes.
• Prepare and manage property budgets, monitor operating expenses and analyze financial performance.

Descripción del empleo

• Manages lease payment end to end process, including prepayments, lease increases authorization and audit according to lease agreements. Also manages and coordinates lease options notifications with legal department to secure and ensure the continuity of the store's operation.
• Oversee the overall operations of the property, ensuring smooth and efficient functioning. Liason between AZ and landlords and commercial partners, follow up and give solution to situations or health, safety and enviromental requests that araise on daily basis. Oversee the day-to-day operations of all AZ MX properties, ensuring they are well-maintained, safe, and compliant with local regulations. Maintain and verify all properties of AZ's are compliant with lease contract and regulatory needs. Coordinates Property management region specialists to ensure operational incidents are timely resolved, Region projects related to property management are completed on time.
• Manages process improvement initiatives, such as measurement, analysis and reduction of cycle times in Store Development, and the development of KPIs for monitoring times spend on opening approved sites. Maintain performance database and statistics on post approval processes. Monitors sites at risk and drop site performances on a timely and consistent basis. Responsible to provide visibility for all contracts and properties from Autozone. Validate all abstracted contract data, compile in Store Dev, or other database. Prepare and manage property budgets, monitor operating expenses, and analyze financial performance to maximize profitability.
• Direct the improvement of existing properties through lease negotiations for additional tenure and reduced rent, purchase of current leased sites, specific negotiations as new terms, additional surface, commercial ventures, etc
• Responsible of the property tax payment for owned facilities, securing and mitigating potential risks. Responsible of obtaining feasible discounts. Also is responsible of monitoring and complying with Lanlords responsability. Works with permitting renewal group to provide proof of proerty tax payments, avoid fines, and renew permits. Also work with insurance renewal, and any other group relevant to the process.
• Manage, train and develop teammembers to consistenly meet AutoZone vision and objectives. Develop and execute crisis management plans to address emergencies or unexpected events affecting property operations.
