Especialista Sr. Cierre Contratos en AutoZone, Inc. se une al equipo para revisar, redactar y negociar acuerdos de bienes raíces tras la aprobación del sitio. Participa en due diligence, coordina con Legal, Diseño y Permisos y asegura el cumplimiento con leyes y políticas de la empresa.

Requiere licenciatura, disponibilidad para viajar y entre 5 y 7 años de experiencia en Real Estate/Contracts, con excelentes habilidades de comunicación para negociar con Landlords y Stakeholders.

Formación

• Licenciatura (BA, BS) o equivalente.
• Disponibilidad para viajar.

• Especializado en asuntos de Real Estate.

Responsabilidades

• Identificar riesgos en el proceso de precalificación y preaprobación revisando la documentación.
• Análisis legal de viabilidad de sitio para nuevas ubicaciones.
• Gestión de memorandos de título, due dilligence legal y power of attorney tras aprobación.
• Revisión de acuerdos inmobiliarios como arrendamientos y compras.
• Apoyar a Store Dev en la negociación de distintos acuerdos.
• Gestionar la negociación final con arrendadores.
• Cierre de cada proyecto y coordinar fechas de cláusulas de arrendamiento y pagos.

Educación

Description

After Site Approval for a new store, many activities between internal and external stakeholders take place by the Real Estate team. Gathering of legal documentation from LL, continue with initial business negotiations, define terms depending on outcomes of our Due dilligence (DDL and DDT), engage Legal, Design, Pre-construction and Permits. It should be capable to review, draft and negotiate all types of Real Estate agreements. Must be able to understand the needs of the Store Development group in order to draft legal documents that really reflect the terms of each negotiation complying with applicable laws, company's policy and FCPA regulations, actively participating in synergy with the other areas of the Company.

Responsibilities

• Identify potential risks in the Prequal and Preapproval process by reviewing all the submitted documentation.
• Legal analysis of site viability for new locations.
• Managing the Title Memos,Legal Due Dilligence, and power of attorney, after the project has been approved.
• Reviewing the Real Estate agreement, such as Leasing, Purchase.
• Support the Store Dev area in the negotiation of the different agreements.
• Manage final negotiation with landlords
• Manage the closing process of each project.
• Coordinate critical events and dates of the lease clauses and payments related to them

Qualifications

• A Bachelor's degree (BA, BS) or equivalent.
• Available for travel.
• 5 to 7 years of experience
• Specialized in Real Estate matters.
• Real Estate/Contracts.
• Excellent communication.
