Orla Europe is seeking a Head of Operations for Italy, based in Milan, to lead day-to-day operational performance across the country. You will oversee the local Operations team, collaborate with central teams, and ensure efficient, compliant, and high-quality delivery of all properties.

You will drive the operational strategy, manage budgets, and support new property mobilisations, refurbishments, and capex projects while maintaining strong stakeholder relationships and a culture of exceptional

Competenze

• Senior operational leadership experience in real estate, PBSA, residential, hospitality or related sectors.
• Experience managing budgets, cost control, and resource allocation across a multi-site portfolio.
• Strong knowledge of Italian regulatory frameworks (CCNL) and compliance.
• Fluency in Italian and English; other European languages desirable.
• Willingness to travel extensively across the Italian portfolio.
• MBA or related advanced qualification preferred.

• Take full accountability for day-to-day operational performance and excellence of all properties in the country.
• Lead and oversee the in-country Operations team and local functions to ensure high-quality delivery.
• Develop and execute the country operational strategy aligned with European objectives.
• Manage operational budgets and resource allocation with central Finance and Commercial teams.
• Ensure regulatory compliance, health & safety, and best-in-class standards across all properties.
• Support mobilisation of new properties, refurbishments, and capex/lifecycle works with Facilities and contractors.
• Build a high-performing local Operations team and mentor site leads.
• Act as primary contact for investors, owners, universities and key clients in the country.
