Experience: 4 to 7 years in property/real estate law

Languages: English & Kannada

About the Role

The Legal Officer will be responsible for drafting, vetting, and managing all legal documentation related to property transactions, regulatory compliance, and litigation support. The role requires strong knowledge of Karnataka land laws, RERA regulations, and property due diligence.

Key Responsibilities
Drafting & Vetting Agreements
  1. Prepare, review, and finalize sale deeds, lease agreements, MoUs, joint venture agreements, and construction contracts.
  2. Ensure contracts are legally sound, enforceable, and aligned with Karnataka-specific laws.
Legal Due Diligence
  1. Conduct title verification, encumbrance checks, and revenue record reviews for property acquisitions.
  2. Identify risks in transaction structuring and provide mitigation strategies.
Regulatory & Statutory Compliance
  1. Ensure compliance with RERA, Karnataka Land Revenue Act, Transfer of Property Act, and municipal regulations.
  2. Monitor changes in state government orders, stamp duty, and registration requirements.
Litigation & Representation
  1. Coordinate with external counsel for disputes, notices, and litigation.
  2. Represent the company before statutory authorities and government offices when required.
Documentation & Record Management
  1. Maintain a repository of vetted agreements, legal opinions, and compliance records.
  2. Prepare checklists for property acquisition and project approvals.
Stakeholder Coordination

Handle government liaison for property registration, approvals, and clearances.

Qualifications

Education

  1. Bachelor of Laws (LL. B) from a recognized university (mandatory).
  2. LL.M in Property/Business Law (preferred).

Professional Requirement: Enrolment with the Bar Council of Karnataka.

Experience

  1. Minimum 4 to 7 years in real estate/property law or corporate legal roles.
  2. Prior exposure to land procurement, RERA compliance, and drafting agreements.

Skills

  1. Strong knowledge of Karnataka land laws, RERA, and property-related statutes.
  2. Proficiency in Kannada (mandatory for reading revenue records and liaising with authorities).
  3. Excellent drafting, negotiation, and communication skills.
