Job summary

Blue Tokai Coffee seeks a seasoned executive to lead the Projects and New Store Openings function. You will own end-to-end project delivery from planning and budgeting through construction, commissioning and handover to operations.

You will translate expansion plans into roadmaps, oversee multi-city openings, manage budgets, vendors and cross-functional teams to ensure timely, on-spec store launches across the network.

Qualifications

• Bachelor's degree in Civil Engineering, Construction Management or related discipline.
• 15+ years of experience in project execution, preferably in retail, QSR, hospitality or multi-location fit-outs.
• Experience leading large-scale, multi-city store expansion and new store openings.
• Proven track record managing project portfolios, capex budgets, contractors, and cross-functional teams.
• Strong expertise in civil and interior execution, MEP coordination, BOQs, estimation, billing, tendering, vendor management and project controls.
• Leadership and stakeholder management with data-driven decision making.

Responsibilities

• Translate expansion plans into project roadmaps, resource plans and execution timelines across brands and locations.
• Lead new store openings, renovations and fit-outs from handover to commissioning and operational handover.
• Oversee project budgets, BOQs, estimation, billing, vendor negotiations and cost control to ensure adherence to approved budgets.
• Partner with Retail Design to ensure design compliance, execution quality, safety standards and timely snag closure.
• Build a reliable vendor ecosystem and drive performance on quality, timelines, cost and compliance.
• Lead and develop Projects and NSO teams, establish clear accountability and drive performance across regions.
• Work closely with Business Development, Design, Finance, Legal, Procurement and Operations to ensure seamless project delivery.
• Establish project dashboards, review mechanisms and SOPs to track timelines, costs, risks and overall execution performance.

Qualifications & Experience

• 15+ years of relevant experience in project execution, preferably in retail, QSR, hospitality, food and beverage or multi-location commercial fit-outs.
• Significant experience leading large-scale, multi-city store expansion and new store opening programmes.
• Proven track record of managing project portfolios, capex budgets, contractors,and cross-functional teams.
• Strong expertise in civil and interior execution, MEP coordination, BOQs, estimation, billing, tendering, vendor management and project controls.
