Responsibilities

  • Translate design blueprints into actionable construction plans and identify structural hurdles.
  • Source, vet, and manage contractors and vendors; review contracts and tenders.
  • Maintain strict project budgets and optimize resource allocation for lean, high-impact projects.
  • Collaborate with design teams to preserve aesthetic intent during build.

Job description

Key Responsibilities:
1. Project Planning & Execution
  • Lead the end-to-end lifecycle of New Store Openings (NSO), from shell handover to final snag list clearance.
  • Develop detailed project timelines (Gantt charts) and ensure every milestone is met to guarantee timely handover.
  • Oversee "fixes" and preventive maintenance for existing stores to ensure zero downtime in retail operations.
2. Construction & Fit-out Management
  • Supervise all civil, MEP (Mechanical, Electrical, Plumbing), and carpentry works.
  • Ensure high-quality finishes- Manam is a premium brand, and the "touch and feel" of our stores must be flawless.
  • Translate design blueprints into actionable construction plans, identifying potential structural hurdles before they arise.
3. Contract & Vendor Management
  • Source, vet, and manage contractors, architects, and specialized vendors.
  • Review and negotiate contracts and tenders to ensure the best value without compromising quality.
  • Manage the procurement of specialized materials, equipment, and furniture.
4. Budgetary Control & Efficiency
  • Create and maintain strict project budgets; proactively identify areas to maximize cost efficiency.
  • Verify contractor bills against actual work done on-site to prevent overages.
  • Optimize resource allocation to ensure projects are lean yet high-impact.
5. Design Liaison
  • Work closely with the design team to ensure aesthetic intent is maintained during the build.
  • Provide technical feedback on material durability and construction feasibility.

Education/ Qualification:
  • Bachelors degree in Civil Engineering or Construction Management.
Experience:
  • 6- 10 years of experience in retail fit-outs, luxury hospitality, or commercial construction.
  • Technical Skills: *Mastery of AutoCAD, MS Project, or similar project management software.
  • Deep understanding of MEP systems and luxury finishes (stone, wood, lighting).
  • Strong knowledge of local building codes and safety regulations.
  • Soft Skills: Exceptional negotiation skills, a "get-it-done" attitude, and the ability to manage multiple sites simultaneously.
Performance Metrics
  • Timeline Adherence: Percentage of projects completed by the target "Go-Live" date.
  • Budget Variance: Keeping actual spend within 5% of the approved project budget.
  • Quality Score: Minimal snags identified during the 30-day post-handover period
