Responsibilities

• Manage day-to-day estate and technical operations of the property.
• Handle CAM / Common Area Maintenance charges including calculation, billing coordination, follow-up and recovery.
• Monitor maintenance charges and outstanding dues and coordinate with relevant teams for timely recovery.
• Manage and monitor electricity distribution, common-area electricity consumption and related maintenance activities.
• Coordinate with electrical teams for HT/LT panels, transformers, DG sets, meters and power distribution systems.

Job description

• Manage day-to-day estate and technical operations of the property.
• Handle CAM / Common Area Maintenance charges, including calculation, billing coordination, follow-up, and recovery.
• Monitor maintenance charges and outstanding dues and coordinate with relevant teams for timely recovery.
• Manage and monitor electricity distribution, common-area electricity consumption, and related maintenance activities.
• Coordinate with electrical teams for HT/LT panels, transformers, DG sets, meters, power distribution systems, and electrical breakdowns.
• Supervise lift/elevator operations and maintenance, including AMC coordination, preventive maintenance, breakdown management, and vendor follow-up.
• Ensure preventive and corrective maintenance of building services and common areas.
• Coordinate with technical vendors and AMC agencies for timely maintenance and resolution of complaints.Role & responsibilities

Preferred candidate profile :-

• Graduate/Diploma in Electrical, Mechanical, Civil Engineering or a related field.
• 45 years of relevant experience in Estate Management / Property Management / Technical Facility Management.
• Candidates with experience in residential societies, townships, commercial properties, or large real-estate projects will be preferred.
• Strong understanding of CAM charges, maintenance recovery, electricity distribution and lift maintenance is essential.
• Good communication, coordination, problem-solving and team-management skills.
• Strong knowledge of technical operations and building maintenance.
