Job summary

Sandu Developers in Mumbai seeks an Architect to join the Design & Projects team. You will oversee architectural coordination across the project lifecycle, including feasibility studies, development potential assessment, liaisoning/approval drawings, design coordination, GFC drawing review, and site coordination.

The ideal candidate has strong experience in residential real estate and solid knowledge of Mumbai/MMR development regulations, IOD/OC/CC processes, and regulations.

Qualifications

• B.Arch from a recognized institution.
• 5–8 years of relevant experience.
• Experience with real estate developers or architectural consultancies.
• Developer-side experience preferred.
• Strong knowledge of Mumbai/MMR development regulations.
• Feasibility studies and architectural drawing reviews experience.
• Liaisoning/approval drawings experience preferred.
• Good site coordination and consultant management skills.

Responsibilities

• Prepare and review architectural feasibility reports for new and redevelopment projects.
• Analyze plot area, road width, FSI, TDR, setbacks, height, parking and development potential.
• Prepare, review and coordinate preliminary layouts, area statements and development calculations.
• Prepare, review and coordinate liaisoning and approval drawings.
• Coordinate with liaisoning consultants for statutory submissions and approvals.
• Coordinate drawings/documentation related to IOD, CC, OC and other statutory approvals.
• Review architectural concept, schematic, detailed and working drawings.
• Review GFC drawings and coordinate with architects, structural, MEP, fire and other consultants.
• Coordinate with project/site teams for architectural requirements.
• Conduct site visits and resolve architectural/site-related issues.
• Ensure execution is as per approved architectural drawings and specifications.
• Coordinate with external architects, consultants, contractors and internal project teams.
• Track drawings, revisions, approvals and consultant deliverables.
• Assist in design optimisation and value engineering.
• Ensure architectural designs comply with applicable statutory requirements and project specifications.

Candidate Profile

• B.Arch from a recognised institution.
• 5-8 years of relevant experience.
• Experience with a real estate developer, residential construction company, PMC or architectural consultancy.
• Strong preference for candidates with developer-side experience.
• Experience in residential/high-rise/redevelopment projects preferred.
• Practical knowledge of Mumbai/MMR development regulations.
• Strong experience in feasibility and architectural drawing review.
• Experience with liaisoning/approval drawings is highly preferred.
• Good site coordination and consultant management skills.
