Job summary

Openmind eDesign in Bengaluru is seeking an experienced fit-out project manager to own this 10,000 sq ft office project from design through handover. • 8+ years of PM on commercial interior fit-outs.
• 5+ years in Bengaluru with local network.
• Experience at leading workplace design and build firms.
• Delivered multiple office fit-outs of 10,000 sq ft or more.
• Strong knowledge of MEP, HVAC, and fire systems.
• Established Bengaluru contractors and vendors network.
• Strong BOQ analysis, rate negotiation, and cost control.
• Clear written and spoken English reporting to international leadership.

Responsibilities

• Lead full fit-out lifecycle from scope to handover.
• Prepare and run design/build RFPs; evaluate bids and BOQs.
• Manage project budget and cost controls.
• Develop and track master schedule; weekly leadership updates.
• Coordinate MEP, HVAC, fire, electrical, data, and furniture.

Job description

Our Bengaluru team is growing, and we are building a new commercial office of about 10,000 sq ft. We need an experienced fit-out project manager to own this project from design through handover.

Role Summary
You will act as our owners representative on site. You will manage the design and build partner, contractors and vendors so that the office is delivered on time, on budget and to specification. There is no construction team in our India office today, so you will own this project end to end and report directly to senior leadership.

Key Responsibilities

• Lead the full fit-out lifecycle: scope definition, design review, tendering, contractor selection, execution, snagging and handover
• Prepare and run RFPs for design and build firms; evaluate bids and BOQs and recommend vendors
• Build and control the project budget (cost per sq ft, BOQ reconciliation, change orders, payment certification)
• Build and track the master schedule (MS Project or Primavera), with weekly progress reporting to leadership in the US and India
• Coordinate civil, interiors, MEP, HVAC, fire and life safety, electrical, data cabling, AV and furniture packages
• Get building management approvals, NOCs and statutory compliance in place (BBMP, fire, electrical)
• Run quality inspections, material approvals and site safety
• Manage handover documentation, as-built drawings, warranties and defect liability tracking

Required Qualifications

• B.E./B.Tech in Civil Engineering or B.Arch; PMP or equivalent is a plus
• 8+ years of project management on commercial interior fit-out projects, with at least 5 years in Bengaluru
• Experience at a leading workplace design and build firms
• Track record of delivering multiple office fit-outs of 10,000 sq ft or more from start to finish
• Strong working knowledge of MEP, HVAC and fire systems in office interiors
• An established network of reliable contractors and vendors in Bengaluru
• Strong commercial skills: BOQ analysis, rate negotiation and cost control
• Clear written and spoken English, with comfort reporting to an international leadership team

Preferred

• Client-side or PMC experience in addition to design and build
• Experience with hybrid workplace design (collaboration zones, meeting rooms, AV-enabled spaces)
• Familiarity with green building standards (IGBC or LEED)
