Role & responsibilities
Stakeholder & Consultant Coordination:
- Act as the single point of contact for end-to-end coordination across client representatives, the Project Director, the Interior Design team, consultants, specialist vendors, contractors and the tower's basebuilding team.
- Run weekly design-coordination and site review meetings; issue minutes and track actions and decisions to closure.
- Maintain the consultant coordination and responsibility matrices, and ensure interfaces between disciplines (architectural, structural, MEP, faade, lighting, landscape, kitchen and automation) are resolved before drawings are released for execution.
- Coordinate with the base-building team on slab and services handover, risers and connections, faade and lift interfaces, building rules, work permits, material movement andOC-related requirements.
Design Information & Change Management:
- Maintain a drawing and submittal register; ensure timely availability of issued-for-construction drawings, shop drawings, samples and mock-up approvals, and review them for constructability and risk with the consultants.
- Manage RFIs and design change requests; assess impact on cost and programme and obtain approvals before implementation.
Planning, Cost & Procurement:
- Develop and maintain the integrated master programme; identify the critical path and long-lead items (stone, joinery, imported fittings, FF&E) and drive recovery plans.
- Support package strategy, tendering, technical-commercial evaluation and award in collaboration with the Contracts and Budgeting team.
- Track project budget, cost-to-complete, variations and contractor bills; coordinate with the Finance team for timely pay-outs to contractors and vendors.
Execution & Quality & Safety:
- Lead and direct the Finishes and MEP supervisors; review site progress regularly and ensure first-timeright execution against approved drawings, samples and mock-ups.
- Oversee quality inspections, testing and commissioning, snagging, handover and defects liability closure in coordination with the Facilities and Handover team.
- Ensure compliance with safety, statutory and building requirements, protection of finished work, and site security and client confidentiality.
Reporting & Process Improvement:
- Maintain daily tracking of tasks, site activities and open actions across the supervisors, contractors and consultants, and consolidate it for review.
- Submit a weekly site status report to the Project Director covering progress against the master programme, cost, quality, safety, pending decisions and upcoming milestones.
- Flag potential risks and delays (design, procurement, base-building, approvals, cost and safety) early, with an assessment of impact and proposed mitigation.
- Identify areas of process improvement within the work scope and implement necessary changes.
Education:
- Bachelor's degree in Civil Engineering (mandatory).
- Postgraduate qualification in Construction Management from NICMAR (preferred).
Experience:
- Minimum of 12 years of experience in real estate or construction project management, including at least 5 years on luxury residential, hospitality or high-end interior fit-out projects.

- Experience leading a small site team and managing contractors and vendors on a single, complex project.
- Prior experience in luxury residential and hospitality projects will be given weightage.
