Job summary

Awfis Space Solutions Limited seeks a seasoned Lead Estimator for interior fit-out projects. You will own quantity take-off, BOQ preparation, and cost budgets from tender to execution, ensuring margins through rate negotiation and change control.

You will coordinate with Design, Projects, Procurement, Sales and Finance to align estimates with site realities and contract terms, driving accuracy and efficiency across the team.

Qualifications

• 10+ years of experience in estimation, quantity surveying and billing.
• At least 5 years leading estimation for commercial interior fit-out or design-and-build projects.
• Strong knowledge of market rates for materials and labour and GST for works contracts.
• Advanced MS Excel and AutoCAD; experience with estimation software is an advantage.

Job description

Lead estimation, costing and billing for interior fit-out projects delivered by Transform by Awfis. The role owns accurate quantities, BOQs and budgets from tender stage, protects project margins through rate negotiation and change control, and certifies contractor and vendor bills as per contract terms. It works closely with the Design, Projects, Procurement, Sales and Finance teams.

Key Responsibilities

• Lead quantity take-off from drawings of all disciplines for civil, interior, finishing, furniture and MEP works.
• Prepare BOQs, cost estimates and project budgets with technical specifications, based on the initial tender drawings.
• Prepare priced BOQs at current market rates for design and build bids, and review costs and margins with Sales and leadership before submission.
• Prepare rate analysis for all items, including non-tender items.
• Review detailed measurement sheets and quantity take-off sheets prepared by the team for accuracy.
• Suggest value engineering options that lower cost without affecting design intent or quality.

Budgets, Variations & Cost Control

• Prepare quantity variations against GFC (Good for Construction) drawings.
• Record every design change and update project budgets accordingly.
• Track budget against actual cost for each project and flag overruns early.
• Lead quantity and material reconciliation for every project.
• Share regular cost reports with project and business leadership.
• Check and certify running account (RA) and final bills of contractors, sub-contractors, vendors and consultants as per the terms and conditions of each contract, and pass them to the Accounts team.
• Prepare work orders with clear scope, rates and terms.
• Close final accounts and reconciliation for each project on time.
• Support client billing and variation claims with the Projects and Finance teams.
• Negotiate and finalise rates with suppliers and contractors, and issue purchase orders.
• Prepare comparative statements for quotes received.
• Maintain and update master rates for all materials based on market prices.
• Build and maintain a database of contractors and vendors.
• Lead, guide and develop the estimation and billing team.
• Set standard formats and review checks for BOQs, rate analysis, measurement sheets, comparative statements and bill certification.
• Coordinate with project consultants, architects, site teams, MEP teams and vendors.
• Work with Design and Projects teams so that estimates, drawings and site execution stay aligned.

Qualifications & Experience

• B.E. / B.Tech in Civil Engineering; a postgraduate qualification in Quantity Surveying or Construction Management (for example, NICMAR or RICS) is preferred.
• 10+ years of experience in estimation, quantity surveying and billing.
• At least 5 years leading estimation for commercial interior fit-out or design and build projects, handling several projects at the same time.
• Advanced MS Excel and AutoCAD; experience with estimation software (such as CostX or PlanSwift) and ERP systems is an advantage.
• Strong understanding of civil, interior, furniture and MEP drawings and specifications.
• Sound knowledge of market rates for materials and labour.
• Good knowledge of contract terms, measurement methods and GST for works contracts.
• Strong negotiation skills with suppliers and contractors.
• Commercial sense and high accuracy, with a clear focus on cost and margin.
• Team leadership and ability to coach estimators and billing engineers.
• Clear communication and ability to work across teams.
• AI proficiency: uses AI tools to speed up quantity take-off, BOQ checks, rate comparisons and cost reports, checks AI outputs for accuracy, and leads AI adoption in the team while keeping client and commercial data secure.
