Job summary

M K Builders in Visakhapatnam seeks a seasoned Quantity Surveyor/Estimator to lead cost estimation, BOQ preparation, and tender review for residential, commercial, and infrastructure projects.

You will coordinate with architects and engineers, monitor budgets, verify bills, and maintain cost reports to ensure projects stay within approved budgets.

Qualifications

  • Degree in Quantity Surveying, Civil Engineering, Construction Management or related field.
  • Experience in quantity take-offs, BOQ, cost estimation, budgeting and cost reporting.
  • Familiarity with tendering, contracts (FIDIC/NEC) and vendor management.

Responsibilities

  • Prepare detailed quantity take-offs from drawings and specifications.
  • Prepare BOQ for residential, commercial, and infrastructure projects.
  • Estimate material, labor, and project costs.
  • Analyze tender documents and assist budgeting and cost planning.
  • Coordinate with architects, consultants, and engineering teams for inputs.
  • Monitor project budgets and control construction costs.
  • Track variations and change orders; prepare cost reports.
  • Verify contractor/subcontractor bills based on site measurements.
  • Maintain billing records, measurement sheets and progress reports.
  • Assist in tendering and vendor evaluation; review contracts.
  • Visit project sites for quantity verification and progress tracking.
  • Ensure project execution aligns with drawings and budgets; support scheduling.
  • Maintain proper documentation and compliance with standards.

Job description

Key Responsibilities
Pre-Construction & Estimation
  • Prepare detailed quantity take-offs from drawings and specifications.
  • Prepare BOQ (Bill of Quantities) for residential, commercial, and infrastructure projects.
  • Estimate material, labor, and project costs.
  • Analyze project specifications and tender documents.
  • Assist in budgeting and cost planning for new projects.
  • Coordinate with architects, consultants, and engineering teams for estimation inputs.
Cost Control & Budget Management
  • Monitor project budgets and control construction costs.
  • Track variations, additional works, and change orders.
  • Conduct cost analysis and identify cost-saving opportunities.
  • Prepare project cost reports and MIS reports for management review.
  • Ensure work execution is within approved budgets.
Billing & Measurement
  • Verify contractor and subcontractor bills based on site measurements.
  • Prepare client billing and running account (RA) bills.
  • Measure completed work at site and certify quantities.
  • Maintain billing records, measurement sheets, and work progress reports.
  • Reconcile material consumption and wastage.
Vendor & Contract Management
  • Assist in tendering and vendor evaluation processes.
  • Review work orders, agreements, and contract terms.
  • Coordinate with procurement and Purchase departments for payment processing.
Site Coordination
  • Visit project sites for quantity verification and progress tracking.
  • Coordinate with project managers, site engineers, and planning teams.
  • Ensure project execution aligns with approved drawings and budgets.
  • Support project planning and scheduling activities.
Documentation & Compliance
  • Maintain proper documentation of BOQs, contracts, bills, and approvals.
  • Ensure compliance with company policies and construction standards.
  • Prepare reports for audits and management reviews.
  • Maintain updated records of project costs and revisions.

Education:

A bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a closely related field.


Industry Knowledge

Deep understanding of construction methods, building regulations, and local health and safety standards.


Commercial Awareness:

Strong negotiation skills and experience administering contracts (e.g., FIDIC, NEC).


Technical Skills:

Proficiency in estimating software (e.g., CostX, Candy), specialized CAD/BIM tools, and advanced Microsoft Excel.


Soft Skills:

Excellent numerical abilities, keen attention to detail, and top-tier communication skills for bridging the gap between clients, architects, and contractors.
